PALM BEACH GARDENS' HORSESHOE ACRES IS QUIET RURAL COMMUNITY IN TOWN - 07/19/10 08:51 AM
With fewer than 200 homes each sitting on an acre or more of land, Horseshoe Acres is a quiet rural community in the center of Palm Beach Gardens. Built largely in the 1970's, Horseshoe Acres is a community of just homes with no neighborhood amenities. The homes range from about 2000 square feet under air to over 4000/SF with some CBS (cinder block and stucco) and some frame construction. Many residents have added pools to their homes and some have additional outbuildings such as a guest house. Horseshoe Acres is located on Northlake Boulevard, just west of Military Trail and east (0 comments)

Palm Beach Gardens home prices, including executive and country club communities, remain at the lowest level in years. Declining home prices, coupled with mortgage rates in the mid four percent range makes this summer of 2010 a most attractive time to buy a Palm Beach Gardens home. Sales are brisk in communities where homes have languished on the market as sellers accept prices closer to market level. With prices on most homes about where they were in 2003, there are great values to be found for buyers in this market. PALM BEACH GARDENS' MAGNOLIA BAY SINGLE FAMILY HOMES HOLDING VALUE - 07/14/10 10:16 AM
Single family homes at Palm Beach Gardens Magnolia Bay, like many of the Divosta communities, are holding value in a declining market. Single family home prices in Magnolia Bay remain steady from 2009 into mid-2010 and declined just three percent between 2008 and 2010 Many other communities witnessed home values decline more than 10 percent in the past two years. In mid-July 2010 there were five single family homes and three town homes on the market in Magnolia Bay. Known for solid construction and limited selection among models, Magnolia Bay was built in 2004 with models quite similar to Divosta's signature community of The Isles, also in Palm Beach Gardens. JUPITER ESTATE HOMES ARE A GREAT VALUE IN NORTH FORK - 07/12/10 03:44 PM
There is a small enclave of homes tucked away in the northern portion of Jupiter with lovely estate homes in a gated community. North Fork homes were built individually, not as a development with a number of models, beginning in the early 1990's right through into the early 2000's. Many of the older homes are updated with new kitchens, bathrooms and floor treatments. There are about 130 homes in two sections of North Fork -- the east side and the west side. Homes run from about 2500 square feet under air to more than 4000/SF on about four well landscaped streets. (0 comments)

There are lots of homes available at wonderful prices in the Palm Beach Gardens gated community of Mirabella, just adjacent to the Mirasol Country Club. It is close to, but not a part of, Mirasol and there are no required country club memberships Built between 2002 and 2006, Mirabella is a community of under 500 homes tucked away on Jog Road just south of Hood Road and north of Mirasol. The homes are well constructed with a variety of floor plans in one and two story models. Many of the homes back onto large lakes. PALM BEACH GARDENS EXECUTIVE HOMES AT SAN MICHELE SEE VALUES INCREASING - 07/09/10 09:01 AM
The Palm Beach Gardens executive community of San Michele has experienced an eight percent increase in home values from 2009 through early July 2010. Just two homes have sold in San Michele through early July 2010, but they averaged $238.5 per square foot, compared with four sales in 2009 averaging $219 per square foot. In 2008, there were five sales averaging $241 per square foot. San Michele is an exclusive gated community of 90 single-family luxury homes created to offer an alternative to country club living. Sales of homes at Palm Beach Gardens' Montecito community continue at prices deeply discounted from new construction pricing. Built in 2005/2006, this community fell victim to the height of the housing boom when investors bought a significant number of units at pre-construction prices, flipped the homes for a sizeable profit and left new owners with heavily mortgaged overpriced properties in a declning market. Buyers have been benefitting from a significant number of short sales and foreclosed properties since 2007. With more than 200 townhomes and single family homes surrounding a large lake, Montecito has very functional floor plans in both single (1 comments)

A charming neighborhood in a mid-price range that is actually holding value describes Magnolia Bay in Palm Beach Gardens. With about 185 single family and townhomes built in 2004, Magnolia Bay is another well constructed and centrally located Divosta community close to shopping, restaurants, recreation and major roadways. And it is just a few miles from the areas bio-medical research facilities at the Scripps Institute and the Max Plank Institute at Abacoa. All solid poued concrete construction. Magnolia Bay homes are two, three and four bedroom units, some on a lake and some with private pools. The size of the homes range from just above (0 comments)
