Sales in Palm Beach Gardens' country club community of BallenIsles were sluggish during the first quarter of 2011 while home prices seem to have stabilized.
BallenIsles is a high end country club community located west of Military Trail between PGA Blvd and Northlake Blvd in the heart of Palm Beach Gardens.
Just 10 properties sold in BallenIsles -- nine single family homes and one coach home -- between January and the end of March, a slower pace than expected. During all of 2010 there were 51 units sold in BallenIsles -- 46 single family homes and five coach homes.

Home prices are down and mortgage interest rates have dropped. Thirty year fixed interest rate mortgages are now averaging about 4.8 percent nationally. One Palm Beach Gardens mortgage broker quoted rates today at between 4.75 percent and 4.87 percent depending on the size of the loan.

Prices for coach homes in Palm Beach Gardens country club community of BallenIsles have declined nearly 20 percent over the past two years, making the units more affordable for seasonal and full time residents.
The community does require a minimum social membership in the country club, but these lovely coach home condos are now averaging under $160 per square foot. In 2009 six coach homes sold averaging $159 per square foot and ranging in price from $300,000 for a three bedroom, two bath unit up to $475,000 for a three bedroom, three and a half bath unit.

Most country club communities in and around Palm Beach Gardens are experiencing sluggish sales and declining prices according to statistics from the Regional Multiple Listing Service.
Mirasol, Ibis Country Club and Ballenisles have all seen fewer sales during the first eight months of 2009 than occurred during the first eight months of 2008. And prices in each community have declined as much as 30 percent.

There are still hundreds of Palm Beach Gardens country club homes available at affordable prices throughout the area. Here are some examples.
BallenIsles currently has 96 homes on the market with 49 properties priced at or below $700,000. The lowest priced homes in the community can be had in the low $300,000's.
A search of BallenIsles homes with four bedrooms and a maximum of 4300 square feet under air that sold this year shows the average dollars per square foot at about $206. That means a four bedroom home of 3600 square feet should sell for just above $740,000.

Savvy buyers are making very good deals on homes in Palm Beach Gardens, West Palm Beach, Jupiter, Juno Beach and throughout Palm Beach County as homes prices fall for yet another month.
There were 408 single family homes sold in Palm Beach County in January, 2009 compared with 369 sold in January 2008, a nine percent increase. Yet prices continue tracking downward. Prices of single family homes and condos in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County continued their steep decline in November recording a 28 percent decline since the beginning of the year.
The median single family home in Palm Beach County sold for $247,400 in November, according to statistics released by the Florida Association of Realtors. That is 28 percent lower than the price achieved in January 2008 which was $343,200. The median price reflects a midpoint number with half the homes selling at higher prices and half selling at lower prices.

I have just completed a study of high end homes in Palm Beach Gardens for a client and wanted to share the information with anyone interested in this market.
We looked at five high end communities -- Steeplechase, Mirasol, BallenIsles, Old Palm and Old Marsh. All but Steeplechase are country club communities, with mandatory memberships. But Steeplechase homes are all built on lots of an acre or more, larger lots than any of the country club communities.
We studied homes with square footage between 5000 and 7500 SF under air. And the results come from Regional Multiple Listing Service data.
