Sales in Palm Beach Gardens' country club community of BallenIsles were sluggish during the first quarter of 2011 while home prices seem to have stabilized. BallenIsles is a high end country club community located west of Military Trail between PGA Blvd and Northlake Blvd in the heart of Palm Beach Gardens. Just 10 properties sold in BallenIsles -- nine single family homes and one coach home -- between January and the end of March, a slower pace than expected. Prices for coach homes in Palm Beach Gardens country club community of BallenIsles have declined nearly 20 percent over the past two years, making the units more affordable for seasonal and full time residents. Most country club communities in and around Palm Beach Gardens are experiencing sluggish sales and declining prices according to statistics from the Regional Multiple Listing Service. Mirasol, Ibis Country Club and Ballenisles have all seen fewer sales during the first eight months of 2009 than occurred during the first eight months of 2008. And prices in each community have declined as much as 30 percent. In Ballenisles, for example, the number of sale dropped 12 percent comparing January through August 2009 with the same period of 2008. And the numbers are not large. I have just completed a study of high end homes in Palm Beach Gardens for a client and wanted to share the information with anyone interested in this market. We looked at five high end communities -- Steeplechase, Mirasol, BallenIsles, Old Palm and Old Marsh. All but Steeplechase are country club communities, with mandatory memberships. But Steeplechase homes are all built on lots of an acre or more, larger lots than any of the country club communities. We studied homes with square footage between 5000 and 7500 SF under air.
