Homes are selling in Palm Beach Gardens area communities with the majority of properties changing ownership priced at the lower end of the market.
From January through early November 2010 more than 1,000 homes sold in our area with nearly two thirds of those priced at or below $300,000. This is reflective of buyers today shopping for bargains and willing to sign purchase contract on properties that they consider to be good values. It is also indicative of a large number of short sales and foreclosures finally finding new owners. These properties are often sold below market value.

The Palm Beach Gardens housing market appears to have hit a soft bottom during the past few months with some communities faring better than others.
The median price of a single family home in Palm Beach County hovered between $228,000 and $234,000 during the first five months of the year. In June that price jumped to $250,000 and then receded slightly to $245,000 in July. The August sales figures should be available before the end of September giving us a better idea of the overall trend line.

There are still hundreds of Palm Beach Gardens country club homes available at affordable prices throughout the area. Here are some examples.
BallenIsles currently has 96 homes on the market with 49 properties priced at or below $700,000. The lowest priced homes in the community can be had in the low $300,000's.
A search of BallenIsles homes with four bedrooms and a maximum of 4300 square feet under air that sold this year shows the average dollars per square foot at about $206. That means a four bedroom home of 3600 square feet should sell for just above $740,000.

Sales of homes in Palm Beach Gardens and throughout Palm Beach County are increasing as prices continue to decline, according to the most recent home sale statistics released by the Florida Association of Realtors.
More than 700 single family homes sold in May, 2009 throughout the county, an increase of about eight percent over the number of homes closed in April and a five percent increase over May of 2008.

Savvy buyers are making very good deals on homes in Palm Beach Gardens, West Palm Beach, Jupiter, Juno Beach and throughout Palm Beach County as homes prices fall for yet another month.
There were 408 single family homes sold in Palm Beach County in January, 2009 compared with 369 sold in January 2008, a nine percent increase. Yet prices continue tracking downward. The median single family home price in January was $232,100, compared with $246,000 for the median price in December, 2008, a six percent decline.

Prices of single family homes and condos in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County continued their steep decline in November recording a 28 percent decline since the beginning of the year.
The median single family home in Palm Beach County sold for $247,400 in November, according to statistics released by the Florida Association of Realtors. That is 28 percent lower than the price achieved in January 2008 which was $343,200. The median price reflects a midpoint number with half the homes selling at higher prices and half selling at lower prices.

Prices and sales volume are down, but there are loads of homes for sale in many of Palm Beach Gardens country club communities. So if you have been waiting for just the right time to buy a home in one of these prestigeous communities, that time could be now.
A quick check of Frenchmans Reserve, Ibis Country Club, Mirasol, BallenIsles and Ironhorse Country Club shows there are many more homes on the market today than in past years, there are short sales available in each of the communities and prices are dropping.

The average 30-year fixed mortgage interest rate in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County dipped below six percent this week for the first time in many months.
Coming in at 5.98 percent, the average rate for a 30-year fixed loan should be enticing to prospective homebuyers.
The supply of homes is still high forcing prices to remain depressed. Palm Beach County has about 26,000 homes for sale, slighly less than last month, but still sufficient to provide buyers with incredible choices. Palm Beach Gardens has about 1600 homes for sale, also down slighly from last month.

Home prices in Palm Beach Gardens continued to decline in October as the number of sales increased and fewer homes were on the market than a month earlier.
The downward trend in home prices is indicative of both the large inventory of homes available and the abundance of foreclosures and short sales occurring at below market prices.
Yet signs are there that buyers are beginning to purchase homes that are a good value and are in good condition.
