As 2011 draws to a close, home values in Palm Beach Gardens' premiere estate community of Steeplechase continue to decline following the county wide pattern where prices of single family homes throughout Palm Beach County hit numbers not seen since spring 2002. Yet, some local estate communities appear to have reached bottom pricing and are beginning to see values increase.

More homes have sold in Palm Beach Gardens premiere estate community of Steeplechase through early August than have sold during any full year since the real estate market downturn in 2006. But prices in Steeplechase continue to decline due in part to short sales and foreclosures clearing the market.
Eleven homes sold in Steeplechase during the first seven months of 2011. In 2010 there were 10 homes sold for the entire year and in 2009 just two homes sold.

Prices of homes in Palm Beach Gardens premiere estate community of Steeplechase continue to decline in 2011 as savvy buyers purchase homes at fantastic prices in this sought after community.
Through May, 2011 there were six sales in Steeplechase averaging $176 per square foot, a 12 percent decline from prices in 2010. Of the six homes sold, two were short sales and one was a foreclosure, bringing prices to a new low in the community. Of 10 sales in 2010, just two were distressed properties or tear downs. Homes are selling in Steeplechase, Palm Beach Gardens premiere estate community, as buyers see value in this unique neighborhood.
Through mid-November 2010 10 homes and one building lot sold in Steeplechase compared with just two sales in 2009.
Steeplechase is the only manned gated community in Palm Beach Gardens with all homes built on an acre or more giving residents a spaciousness and privacy for their property. All homes are custom built with no two residences looking alike. There are 324 homes in Steeplechase, and the community is just residential - without community pools, tennis courts or clubhouse.

Homes in Palm Beach Gardens' premiere estate community of Steeplechase are selling well in 2010, but at prices lower than have been seen in many years.
Through mid-September, nine homes have sold in Steeplechase compared with just two homes sold in all of 2009 and nine homes sold throughout 2008.
Prices continue to fall in Steeplechase, although the rate of decline is slower than in other communities. The nine Steeplechase homes sold through mid-September 2010 averaged $207 per square foot, including two tear down houses. While sales of homes are increasing throughout Palm Beach Gardens and Palm Beach County, prices of higher end estate property continues to languish.
In Steeplechase, just one home has closed so far this year and it was a foreclosure. Two more homes are under contract, but by early December, have not yet closed. And about 19 homes are on the market in Palm Beach Gardens premiere estate community of Steeplechase. Prices are starting to drop as sellers recognize the competition they face in the marketplace.
