At Palm Beach Gardens premiere estate community of Steeplechase there were 11 sales in 2012 with the average home selling at $183 per square foot, slightly lower than 2011 sales at $190/SF.But the smaller homes, those under 4000 square feet, saw prices increase to $170/SF in 2012 from $159/SF in 2011. Larger homes, those over 4000 square feet saw a price decline to $194/SF from $236/SF in 2011.Part of that decline can be attributed to a 5836 square foot foreclosure selling in 2012. Home prices in Steeplechase, Palm Beach Gardens premiere estate community, have stabilized as we reach mid-year 2012. The average home price was $190 per square foot throughout 2011 and into the summer of 2012. Downward price trends in Steeplechase and in many communities throughout the Palm Beach Gardens area have stopped and many communities are beginning to see home prices increase particularly those communities with lower priced homes. Throughout Palm Beach County, the median price of a single family home increased nearly 22 percent between January, 2012 and June 2012, according to statistics from the Realtor Association of the Palm Beaches. The buzz in local real estate circles is that the market in Palm Beach Gardens and throughout Palm Beach County has bottomed and is beginning to turn upward.
Statistics provided by the Realtor Association of the Palm Beaches substantiates the view that home prices are increasing across the county and that sales are healthy.

There were about 20 per cent more single family homes sold in Palm Beach Gardens and throughout Palm Beach County during the first 11 months of 2011 compared with 2010 sales. And while prices have not started to increase during this period, they seem to have stabilized as 2011 ended.
Throughout the fall of 2011, the median price of a single family home in Palm Beach County fluctuated from $180,300 in September up to $184,900 in October and then to $183,700 in November, the most recent month for numbers reported by the Florida Realtors Association.

While the median price of single family homes in Palm Beach County is down to $180,300, a slide of 57 percent since the high point in 2005, homes in Bay Hill Estates have increase about 12 percent in 2011 compared with 2010. By late October 2011 there were 11 homes sold in Steeplechase compared with 10 homes sold for all of 2010. The 11 homes averaged $187 per square foot compared with $200 per square foot for homes sold in 2010, a decline of about seven percent. Home prices in the Palm Beach Gardens area country club of Ibis continued to decline through the third quarter of 2011 as sales increased. This is a mirror image of homes sales and prices throughout Palm Beach County. Through September, 2011 there were 77 homes sold in Ibis compared with 71 sold during all of 2010. But prices continue to tumble, a bit faster for homes priced at or below $400,000 than for those in higher price brackets. Of the 77 homes sold through September, 2011 42 closed at or below $400,000. More homes have sold in Palm Beach Gardens premiere estate community of Steeplechase through early August than have sold during any full year since the real estate market downturn in 2006. But prices in Steeplechase continue to decline due in part to short sales and foreclosures clearing the market.

At the same time, the median price of a single family home dropped four percent from May sales and 12 percent from sales of June 2010.

Old Marsh and Old Palm, each a small exclusive community with high end club facilities, are seeing prices increase for sales of large executive homes. Old Marsh is an older community of about 140 homes in the northwestern portion of Palm Beach Gardens. From January through June, four homes sold in the community, averaging $367 per square foot, about 30 percent higher than sales throughout 2010. Home sales at Palm Beach Gardens' Mirasol County Club are brisk in the first part of 2011 as prices stabilize. Forty-one homes sold in Mirasol from January through mid-June, 2011 compared with 64 homes selling in all of 2010. Home prices remained stable from 2010 through mid-2011 with homes sold averaging $226 per square foot in 2010 and $225 per square foot in the first half of 2011. The number of short sales and foreclosures are diminishing in Mirasol and as distressed homes come off the market, the expectation is that home values will begin to climb. Home sales at Palm Beach Gardens Frenchmans Reserve Country Club have increased substantially in the first part of 2011 while prices stablized. Through mid-June, 2011 there were 17 single family homes sold in Frenchmans Reserve compared with 18 homes sold through all of 2010. And prices have even inched up a bit, going from $231 per square foot to $238 per square foot. Frenchmans Reserve is a small upscale country club community with a dynamite location in Palm Beach Garden, just minutes from The Gardens Mall, Downtown at the Gardens and Legacy Place. In 2010 there were 63 single family homes sold in Evergrene averaging $142 per square foot. Through mid-June, 2011 there were nine homes sold in Ironhorse averaging $115 per square foot, about 12 percent lower than 2010 prices. The number includes a short sale and a foreclosure which tend to sell below market value and depress prices throughout a community. Ironhorse is a small country club community of about 325 homes, but unlike similar communities, there is no mandatory club membership for residents. Home sales in Palm Beach Gardens have been brisk in the first half of 2011 with prices remaining relatively steady in this upscale community. There were 12 homes sold in Frenchmans Creek through the end of May compared with just 14 sales during all of 2010. Prices are remaining realtively stable in the community with 2011 home sales averaging $277 per square foot compared with $288/SF in 2010 and $280/SF in 2009.
