At Palm Beach Gardens premiere estate community of Steeplechase there were 11 sales in 2012 with the average home selling at $183 per square foot, slightly lower than 2011 sales at $190/SF.But the smaller homes, those under 4000 square feet, saw prices increase to $170/SF in 2012 from $159/SF in 2011. Larger homes, those over 4000 square feet saw a price decline to $194/SF from $236/SF in 2011.Part of that decline can be attributed to a 5836 square foot foreclosure selling in 2012.

          In fact, based on an analysis of median sales prices from state and local realtor boards, January, 2012 may mark the bottom of the housing market, a whopping 58 percent drop from the October, 2005 median price of $416,500.

While the median price of single family homes in Palm Beach County is down to $180,300, a slide of 57 percent since the high point in 2005, homes in Bay Hill Estates have increase about 12 percent in 2011 compared with 2010.

Homes in Palm Beach Gardens' premiere estate community of Steeplechase are selling well with prices continuing to fall, but at a more moderate pace than in previous years.
By late October 2011 there were 11 homes sold in Steeplechase compared with 10 homes sold for all of 2010.  The 11 homes averaged $187 per square foot compared with $200 per square foot for homes sold in 2010, a decline of about seven percent.

Home prices in the Palm Beach Gardens area country club community of Ironhorse have stabilized in 2011 as sales remain on a brisk pace.
A total of 17 homes sold in Ironhorse from January through the end of October, about the same pace as in 2011.  But prices declined only two percent from 2010.  The average home in Ironhorse sold for $136 per square foot in 2011 compared with $139 per square foot in 2010.

Home prices in the Palm Beach Gardens area country club of Ibis continued to decline through the third quarter of 2011 as sales increased.  This is a mirror image of homes sales and prices throughout Palm Beach County.
Through September, 2011 there were 77 homes sold in Ibis compared with 71 sold during all of 2010.  But prices continue to tumble, a bit faster for homes priced at or below $400,000 than for those in higher price brackets.

Sales of single family homes in Palm Beach Gardens and throughout Palm Beach County reached nearly 1200, the fourth consecutive month where sales exceeded 1000 units this year. 
 
At the same time, the median price of a single family home dropped four percent from May sales and 12 percent from sales of June 2010.

Prices of homes in two of Palm Beach Gardens upscale country club communities have begun to rebound in the first half of 2011.
Old Marsh and Old Palm, each a small exclusive community with high end club facilities, are seeing prices increase for sales of large executive homes. 
Old Marsh is an older community of about 140 homes in the northwestern portion of Palm Beach Gardens.  From January through June, four homes sold in the community, averaging $367 per square foot, about 30 percent higher than sales throughout 2010.  Homes in Old Marsh are generally priced above $1 million.  There … (1 comments)

Forty-one homes sold in Mirasol from January through mid-June, 2011 compared with 64 homes selling in all of 2010.

Home sales at Palm Beach Gardens Frenchmans Reserve Country Club have increased substantially in the first part of 2011 while prices stablized.
Through mid-June, 2011 there were 17 single family homes sold in Frenchmans Reserve compared with 18 homes sold through all of 2010.  And prices have even inched up a bit, going from $231 per square foot to $238 per square foot.

Prices of single family homes in the Palm Beach Gardens community of Evergrene have declined about six percent in the first part of 2011 compared with 2010 sales.
The drop in prices appears to be driven largely by short sales and foreclosures as more than half of the homes sold through June 10 in Evergrene were distressed properties.

Prices of homes in Palm Beach Gardens area Ironhorse Country Club continue to decline providing buyers with outstanding buying opportunities.
Through mid-June, 2011 there were nine homes sold in Ironhorse averaging $115 per square foot, about 12 percent lower than 2010 prices.   The number includes a short sale and a foreclosure which tend to sell below market value and depress prices throughout a community.

Home sales in Palm Beach Gardens have been brisk in the first half of 2011 with prices remaining relatively steady in this upscale community.
There were 12 homes sold in Frenchmans Creek through the end of May compared with just 14 sales during all of 2010.  Prices are remaining realtively stable in the community with 2011 home sales averaging $277 per square foot compared with $288/SF in 2010 and $280/SF in 2009.
