Palm Beach Gardens area estate homes at Bay Hill are bucking the downward price trend throughout the area and have seen values increase through most of 2011. Sales in the community are brisk.
While the median price of single family homes in Palm Beach County is down to $180,300, a slide of 57 percent since the high point in 2005, homes in Bay Hill Estates have increase about 12 percent in 2011 compared with 2010.
Through October, 2011 there were 12 homes sold in Bay Hill Estate and they averaged $159 per square foot. Just a year earlier, only seven homes sold during 2010 … (0 comments)

Prices are beginning to stabilize in the Palm Beach Gardens' area community of Bay Hill Estates as fewer short sales and foreclosures impact the market.
In fact, prices of homes sold in Bay Hill rose about 13 percent in the first quarter of 2011 compared with sales during all of 2010. And the pace of sales in Bay Hill is increasing. During all of 2010 just seven homes sold and they averaged $140 per square foot. In the first quarter of 2011 four homes sold averaging $160 per square foot.

Prices of condos and townhomes in Palm Beach Gardens' PGA National are holding reasonably steady despite a downward price trend of condos throughout the area.
While sales of townhomes and condos at PGA National are sluggish, prices dropped a mere five percent between 2009 and the first half of 2010. Just 38 units sold in the community through early June 2010 and they averaged $122.5 per square foot. In 2009 87 units sold and averaged $129 per square foot and in 2008 65 units sold averaging $143 per square foot.

The Palm Beach Gardens Country Club community of PGA National is still providing great value for buyers. Homes are selling reasonably well in this established golf course mecca with lower priced units moving well ahead of pricier homes. PGA National is one of the few communities that does not require club membership for its residents.
With nearly 5000 condos, townhomes, villas and single family residence in more than 40 neighborhoods, PGA National is one of the largest communities in Palm Beach Gardens, Yet once within your own community, it truly can become a very small town.

The number of homes sold in Palm Beach Gardens and throughout Palm Beach County is increasing as buyers find outstanding opportunities to purchase property at rock bottom prices.
About 500 homes sold in Palm Beach Gardens from January through June, 2009 with more than have of the homes priced under $300,000 and nearly 400 priced under $500,000 according to statistics from the Regional Multiple Listing Service.
In PGA National, for example, 92 homes sold in the first six months of the year and 45 of those homes were priced at or under $300,000. Today there are 262 homes on the market … (0 comments)

Fall is a smart time to buy a home in Palm Beach Gardens, West Palm Beach or throughout Palm Beach County.
There are still loads of homes on the market -- almost 30,000 -- single family homes, town houses and condos throughout Palm Beach County, and almost 2000 of those in Palm Beach Gardens. Prices are down more than 20 percent from the high price point in 2005 and sellers are getting anxious.

There are hundres of homes for sale today at very affordable prices in Palm Beach Gardens' most popular communities.
Communities as as Steeplechase, Ironhorse, PGA National. Evergrene, San Michele, Montecito, Frenchmans Reserve, Mirasol and Mirabella at Mirasol all have a large number of outstanding homes on the market.
And many of these homes are available at foreclosure or short sale prices. Remember, prices in Palm Beach Gardens and throughout Palm Beach County are hovering at about the same levels as they were in 2004. The significant gain in home value throughout the period from 2004 into 2006 has largely evaporated.

If you are thinking about selling your home in Palm Beach Gardens this summer, it might be better to wait until some of the existing inventory has sold. Adding more homes to the large inventory will not do much for your sales price.
But buyers can do quite well in this market. And Palm Beach Gardens is a wonderful community for everyone.
