Homes in Palm Beach Gardens' premiere estate community of Steeplechase are selling well with prices continuing to fall, but at a more moderate pace than in previous years.
By late October 2011 there were 11 homes sold in Steeplechase compared with 10 homes sold for all of 2010.  The 11 homes averaged $187 per square foot compared with $200 per square foot for homes sold in 2010, a decline of about seven percent.
In Steeplechase, larger homes usually sell for a higher dollars per square foot amount than do smaller homes.  Homes over 4000 square feet averaged $234 per square foot … (0 comments)

Prices of homes in Palm Beach Gardens premiere estate community of Steeplechase continue to decline in 2011 as savvy buyers purchase homes at fantastic prices in this sought after community.
Through May, 2011 there were six sales in Steeplechase averaging $176 per square foot, a 12 percent decline from prices in 2010.  Of the six homes sold, two were short sales and one was a foreclosure, bringing prices to a new low in the community. Palm Beach Gardens' area homes sales were generally higher in the first quarter of 2011 compared with the first three months of 2010, but prices declined as distressed and lower priced properties continue to have a major impact on the local real estate market.
 During the first quarter of 2011 more than 400 homes sold in Palm Beach Gardens with 75 percent of these priced at or below $300,000.  A year earlier, about 275 homes sold in the same time period with 63 percent priced at or below $300,000.

 Homes are selling in Steeplechase, Palm Beach Gardens premiere estate community, as buyers see value in this unique neighborhood.
 Through mid-November 2010 10 homes and one building lot sold in Steeplechase compared with just two sales in 2009.
 Steeplechase is the only manned gated community in Palm Beach Gardens with all homes built on an acre or more giving residents a spaciousness and privacy for their property.  All homes are custom built with no two residences looking alike.             Homes are selling in Palm Beach Gardens area communities with the majority of properties changing ownership priced at the lower end of the market.
             From January through early November 2010 more than 1,000 homes sold in our area with nearly two thirds of those priced at or below $300,000.  This is reflective of buyers today shopping for bargains and willing to sign purchase contract on properties that they consider to be good values.  It is also indicative of a large number of short sales and foreclosures finally finding new owners. These properties are often sold below market value.

Home sales in Palm Beach Gardens and throughout Palm Beach County increased significantly in June, 2010 while prices remained stable at 2003 levels.
More than 1000 homes sold in Palm Beach County in June, up more than 25 percent from June 2009 and up nearly 20 percent from May 2010.
Prices remained stable in June with the median price of a single family home in Palm Beach County at $232,700, about the same as it was in May and slightly less than March and April prices.

Palm Beach Gardens home prices, including executive and country club communities, remain at the lowest level in years.  Declining home prices, coupled with mortgage rates in the mid four percent range makes this summer of 2010 a most attractive time to buy a Palm Beach Gardens home.
Sales are brisk in communities where homes have languished on the market as sellers accept prices closer to market level.  With prices on most homes about where they were in 2003, there are great values to be found for buyers in this market.

Home sales in Palm Beach Gardens and throughout Palm Beach County increased 17 percent in May, 2010 compared with a year earlier, but were down slightly from April, according to statistics from the Florida Association of Realtors.
At the same time, the price of single family homes appears to have stabilized, slightly lower than April figures, but about the same as 2009 prices and right about at the 2003 price level for single family homes. 
It could be the best time in many years to buy a home in Palm Beach County!

While sales of homes are increasing throughout Palm Beach Gardens and Palm Beach County, prices of higher end estate property continues to languish.
In Steeplechase, just one home has closed so far this year and it was a foreclosure.  Two more homes are under contract, but by early December, have not yet closed.  And about 19 homes are on the market in Palm Beach Gardens premiere estate community of Steeplechase.  Prices are starting to drop as sellers recognize the competition they face in the marketplace.

The Palm Beach Gardens housing market appears to have hit a soft bottom during the past few months with some communities faring better than others.
 The median price of a single family home in Palm Beach County hovered between $228,000 and $234,000 during the first five months of the year.  In June that price jumped to $250,000 and then receded slightly to $245,000 in July.  The August sales figures should be available before the end of September giving us a better idea of the overall trend line.

Sales of homes in Palm Beach Gardens and throughout Palm Beach County are increasing as prices continue to decline, according to the most recent home sale statistics released by the Florida Association of Realtors. 
More than 700 single family homes sold in May, 2009 throughout the county, an increase of about eight percent over the number of homes closed in April and a five percent increase over May of 2008.

Homes in the Palm Beach Gardens area are selling!
 Foreclosures, short sales, job relocations, and desperate sellers continue to drive down home prices in most communities throughout the area.  And these provide outstanding opportunities for savvy buyers. 
Last year home prices declined 34 percent so that the median home today is selling for about what it sold for in March 2003.  The significant appreciation that occurred from 2004 through early 2006 is largely gone.

Savvy buyers are making very good deals on homes in Palm Beach Gardens, West Palm Beach, Jupiter, Juno Beach and throughout Palm Beach County as homes prices fall for yet another month. 
There were 408 single family homes sold in Palm Beach County in January, 2009 compared with 369 sold in January 2008, a nine percent increase.  Yet prices continue tracking downward.  The median single family home price in January was $232,100, compared with $246,000 for the median price in December, 2008, a six percent decline.
