I have sat in front of many home owners on listing appointments and had the promise made that they will get back to me either way, no matter who they hire.  Nice line and most times, entirely untrue.  Today was different.  I did get a very pleasant call from a gentleman that chose to hire another agent, and wanted to tell me why.

Two weeks ago I was showing some rural properties.  In Prince William County where I live I border cookie cutter suburbia, and rural properties.  Most of what I find buyers are interested in, particulary first timers, are the cookie cutter properties with all the amenities.  This particular Sunday, I was helping a couple that were looking for something older, with some unique charm.

Mutiple offers are back in Northern Virginia.  I've been dealing with these situations with my listings all month, and they are getting more intense.  As we've shifted from a Buyer's Market to a Seller's Market, we are still not seeing prices increase.  Thank God, they do seem to be stabilizing.
I've noticed a trend for these buyers that are desperate for that perfect house.  Pump up the offer price.  On paper, it looks great.  The sellers start to salivate.  More money!  Yea!!!!  But when you look at appraisal trends, you need to have a reality check.  Appraisals can make or break a … (19 comments)

Three years ago, my husband and I made an appointment to be married with the Clerk of the Court.  Don't laugh...his name was Dave Mabie (pronounced maybe).   We didn't tell our Moms.  We surprised them after the ceremony. 
What a lovely day it was.  A Tuesday afternoon, with weather much like today.  Birds chirping.  Flowers blooming and puffy white clouds in a blue sky.  Mild temps.  I could not have ordered better weather.

The Gainesville, Bristow and Haymarket area is a popular destination for relocating families.  On a map, the commute in to DC looks within an acceptable range.  Do an online search for properties and you'll find VERY reasonable prices.  What you don't read on some of these unbelievable prices is what is running through your backyard.

The Gainesville, Haymarket and Bristow areas are home to many miles of railroad tracks.  There may only be a handful of communities where these tracks are running next to homes, but wouldn't you like to know that?

Prince William Association of Realtors' New Building - 04/04/09 10:38 AM
Prince William Association of Realtors (PWAR) is all moved into their new building.  And as a member of the PWAR Education Committee, I was proud to be the first group to have a meeting in the digs on April 1st.
Our previous building in Old Town Manassas was cramped, to say the least.  The new building really provides an abundance of space.  Upstairs is a large lounge area, just outside the classrooms.  The tall tables and bar chairs make me think we should break in the area with a Happy Hour!  Then again, guess you could make your own Happy Hour … (4 comments)

Bristow, VA: Another Short Sale----SOLD!! - 04/01/09 09:06 PM
This townhouse in Bramer, a short sale*, went to settlement March 31st.  Had been listed for $217,000 and sold for $220,000, with just under $6,000 going to the buyer for closing cost assistance.  Was under contract about six weeks from the time it was listed in November.  From then it took a total of two and a half months to get this property to settlement.
