Reston, VA buyers are finding townhouses under $300,000!  I was fortunate enough to represent one Reston, VA buyer this July that found a townhouse for under $300,000 that was nearly in spotless condition.  And it was a regular sale!  Not a foreclosure or bank owned home.
My Reston, VA buyer negotiated a great deal on his new townhouse.  He paid $294,000 for this two bedroom, two and a half bathroom gem.  He also got over 2% of the sales price in closing cost assistance from the seller.  He has a townhouse in great condition, and a gorgeous deck and patio overlooking trees that he will enjoy Spring through Fall.

Back in 1972, when I was just two, Mom and Dad bought our family home, a duplex in Fairfax, VA.  Their very first home!  It was a $25,000 purchase and a HUGE deal.  Grandpa (Mom's Dad) had to help them with the down payment, and every so often we were reminded of that momumentous gesture as Grandpa passed away when we were very young.

Bristow, VA short sales do get approved by banks and go to settlement!  As a Bristow short sale agent, I work hard to ensure that they do.
This Bristow, VA short sale was located in the community of Sheffield Manor.  It got a full list price offer at $222,000, with the buyer requesting 4% ($8,880) in closing cost assistance.  We submitted the offer to the two banks holding the loans and started the process.  That was on March 18, 2009.

This week has been an emotional test for my Type A personality.  My deals are closing, my husband is fine, but I had a sick cat.  If you read my blogs you know that my cats are my kids.  And my favorite kid, Rudy the Cat, was sick on Monday.  Turns out he had been sick for about two weeks or more.  Bladder problems.  I felt like such a bad Mom to him when I found out that he had been in pain for that long while "taking care of business."

Bristow, Virginia's community of Braemar includes may different sizes of single family homes.  A "mid-size" Braemar home is a Heritage Series home.   They aren't the biggest Braemar home, and not the smallest.  One thing all Braemar Heritage homes have in common is the attached two car garage.  They come in four styles: Zachary, Exeter, Yardley and Waverly.

The Bristow, VA community of Braemar has seen an uptick in resale activity for larger homes (those in the Arista series).  During the months of May & June 2009, four of these Braemar homes sold, three of which were Canterbury models.  Canterbury models make up most of the larger homes in Braemar.
The average sales price for these large Braemar homes was $430,000 last report (March-April 2009), but has dropped slightly this report to $420,475.  That's only a 2% drop, from the previous reports 6% gain.  That still gives those large Braemar homes a net gain of 4% since the beginning … (5 comments)
