Braemar Property Values for March-April 2010 have just been calculated for the Carriage Series homes.  What's a Carriage Series home?  That's easy.  These are single family homes with detached garages.  (Of course, not all Carriage home have a garage.  Some homes chose to have only asphalt where the garage would normally sit.) The models that make up the Carriage Series homes are:  Maplewood, Norwood, Oakdale and Parkdale.
Braemar Property Values for the Carriage Series this report are an average of the past two months sales.  In March and April there were four resales.  Two Oakdales, a Parkdale and a Norwood.  This gives us a mix … (5 comments)

Another two months of home sales in Braemar is giving us the opportunity to once again reflect on property values in the neighborhood.  This particular post will focus on the Arista Series homes built by Brookfield.  That includes the following models:  Canterbury, Allister and Buckingham.  These are the largest single family homes built by Brookfield in Braemar.
This Braemar Property Value Report gives us an average of three Canterbury resales, all with some degree of finished basements.  The average sale price is now $404,967.  That's down from $435,250 last report (November-December 2008).  That's an average market value reduction of 7% in two months.

Another two months of home sales in Braemar is giving us the opportunity to reflect once more on property values in the neighborhood.  This particular post will focus on the Heritage Series homes.  That includes the following models:  Yardley, Waverly, Zachary & Exeter.  They are what I like to call the "Mama Bear" homes built by Brookfield in Braemar.
As the market has declined, the Heritage Series homes have continued to be in steady demand.  With two resales this report (both Yardley models), the average sale price is now $357,450.  That's hardly any change at all from last report's $357,500 (September and October 2008).
