The first two months of 2011 are behind us and Spring fever is hitting Braemar.  Time to take a look back at Braemar townhouse resale activity for the months of January and February.  As always, you will find that resales for Braemar townhouses are divided into two categories:  Garage and No Garage.
For the second straight reporting period, Townhouses with No Garage in Braemar saw no resales this report.  With Spring fever hitting area buyers, it is unlikely this will be the case when we get to May and are able to report on sales from March and April.  Hang in … (2 comments)

With the turn of the New Year to 2011, it is time to take a look back at resale activity for the final two months of 2010 with regard to townhouses in Braemar.  Sales for Novebmer and December will be compared to last report's figures (September-October 2010.)  You will find that resales are divided into two categories:  Garage and No Garage. 
Townhouses with No Garage saw no resales during November and December.  That means we'll have to wait a couple more months for the most recent comparables.  Until then, we can rely on statistics from last report.

With July & August behind us, it's time to look back over the Braemar townhouse resales of those last two months to determine our average market value in this Braemar Townhouse Report.  You will find that resales are divided into two categories:  Garage and No Garage. 
Townhouses with No Garage had three resales in July and August.  The average of those sales brings the average market value of a Braemar townhouse with no garage to $217,500.  That's a 4% increase since last report and 13.5% increase since this time last year.

It is time, once again, to take a look back to the last two months of sales activity of Braemar townhouses in this installment of the Braemar Townhouse Report.  As usual, our report is divided into two categories:  Townhouses with No Garage, and Garage Townhouses.
To begin, Townhouses with No Garage saw two resales in the months of March and April, bringing the average market value to $215,000.  That brings average property value up 16.5% since last report.  Not an increase I'd get used to seeing.  High sales price was $240,000; low sales price was $190,000.

As we begin the third month of 2010, it is time to take a look back to the first two months of sales activity of Braemar townhouses in this installment of the Braemar Townhouse Report.  As usual, our report is divided into two categories:  Townhouses with No Garage, and Garage Townhouses.
To begin, Townhouses with No Garage saw only one resale in the months of January and February, bringing the average market value to $184,500.  That's down a negligle percentage, only $500, since last report (November-December 2009) and down 3.4% compared to last year's average sales price of $191,000.

Braemar Townhouses continued to be in demand as we started the Fall selling season in September 2009.  Overall, between the months of September and October, there were 5 Braemar townhouse resales, which I divided into two categories:  Garage Townhouses and Townhouses with No Garage.  When comparing sales prices, it is always best to compare like to like.
Braemar Townhouses without Garages gained some ground this report.  After only two resales, the average sales price has gone up 10.6% since last report (July-August 2009) to $212,000 this report (September-October 2009).  Average seller subsidy (closing assistance from seller to buyer) was up 65% to … (4 comments)

Braemar townhouses are still in demand, though the pace of home sales seems to waning a bit.  The last two months of sales (July & August 2009) give us some good news and some bad news.  Let's start with the bad news.
Braemar townhouses without garages has lost value for the second straight report, which almost totally negates the gain in value these townhouses saw in March & April 2009.  With only three resales in two months, these Braemar townhouses are down to $191,667 in average market value.  That's down 6.6% since last report (May-June 2009).

It is time for another Braemar Townhouse Report.  A chance to look at sales activity in the months of March and April and find the average value of a Bramear townhouse.  Townhouse sales in this Braemar Tonwhouse Report, as always, are divided into two categories:  No Garage and Garage.
The was very little in the way of sales activity in Braemar townhouses in March and April.   To begin, there was only one resale in the No Garage category.  However, that one sale made an increase in the average sales price.  It jumped from $191,000 last report (January-February 2009) to $215,000 this report.    That's over … (6 comments)

Two more months of resales in Braemar's townhouse inventory has given us the opportunity to examine average sales price for the first two months of 2009.  Townhouse sales in this Braemar Tonwhouse Report, as always, are divided into two categories:  No Garage and Garage. 
No Garage Townhouses had only two resales in January and February.  The average sales price dipped again to $191,000.  That's down from $203,297 last report (November-December 2008).  Seller subsidy (closing assistance from seller to buyer) has gone up substantially from $2,682 to $7,700.  Unfortunately, the number of days it is taking to sell one of these townhouses has gone up from 104 days … (5 comments)

Two more months of resales in Braemar's townhouse inventory has given us the opportunity to examine average sales price for the final two months of 2008.  Townhouse sales in this Braemar Tonwhouse Report, as always, are divided into two categories:  No Garage and Garage. 
No Garage Townhouses had five resales in November and December.  The average sales price dipped slightly to $203,297.  That's down from $207,250 last report (September-October 2008).  That's less than a 2% drop in average sales price in two months.  Not bad considering the last drop was over 12% last report.  Seller subsidy (closing assistance from seller to buyer) has … (6 comments)

Two more months of resales in Braemar's townhouse inventory has given us the opportunity to examine average sales price for the months of July and August.  Townhouse sales in this Braemar Tonwhouse Report, as always, are divided into two categories:  No Garage and Garage.  Which category your townhouse falls into should be obvious.

Time for another Braemar Townhouse Report.   A look back at the sales of townhouses in Braemar, this time for May & June 2008.  We'll compare the average statistics (sale price, seller ssubsidy and days on the market) to the same stats in the prior report of March & April 2008 and to May & June 2007.
Let's start with Townhouses with No Garage.  Average sales price is down to $224,633, from $238,467 last report.  Luckily, so are seller subsidy (closing cost assistance from seller to buyer) and day on the market (the number of days it takes to sell).  Seller subsidy is down from $7,950 last report to $4,680 this report.  … (4 comments)

Resale prices have dropped again for townhouses in Braemar. 
To begin, those townhouses without garages are selling for an average of $238,467 this report.  That's down about $5,000 from last report.  Seller subsidy (seller contribution to buyer's closing costs) is steady at $7,950 and the number of days it is taking to sell a townhouse without a garage is averaging out to 158 days.  That marketing time has more than doubled since last report!
Garage townhouses have also seen a slight decrease.  The average sales price this report is $259,700 with $5,522 average seller subsidy.  Compared to last reports $265,000 average … (5 comments)
