This Bristow, VA end unit, garage townhouse in Braemar hit the market on March 19th for $250,000.  Buyer demand in this price range is so intense that my Seller had an offer for full price before I had even entered the home in the MLS.  (A good agent always calls cooperating agents who are representing potential buyers for a property BEFORE it hits the market.)

As we begin the third month of 2010, it is time to take a look back to the first two months of sales activity of Braemar townhouses in this installment of the Braemar Townhouse Report.  As usual, our report is divided into two categories:  Townhouses with No Garage, and Garage Townhouses.
To begin, Townhouses with No Garage saw only one resale in the months of January and February, bringing the average market value to $184,500.  That's down a negligle percentage, only $500, since last report (November-December 2009) and down 3.4% compared to last year's average sales price of $191,000.

Braemar Townhouses continued to be in demand as we started the Fall selling season in September 2009.  Overall, between the months of September and October, there were 5 Braemar townhouse resales, which I divided into two categories:  Garage Townhouses and Townhouses with No Garage.  When comparing sales prices, it is always best to compare like to like.
Braemar Townhouses without Garages gained some ground this report.  After only two resales, the average sales price has gone up 10.6% since last report (July-August 2009) to $212,000 this report (September-October 2009).  Average seller subsidy (closing assistance from seller to buyer) was up 65% to … (4 comments)

Braemar townhouses are still in demand, though the pace of home sales seems to waning a bit.  The last two months of sales (July & August 2009) give us some good news and some bad news.  Let's start with the bad news.
Braemar townhouses without garages has lost value for the second straight report, which almost totally negates the gain in value these townhouses saw in March & April 2009.  With only three resales in two months, these Braemar townhouses are down to $191,667 in average market value.  That's down 6.6% since last report (May-June 2009).

It is time for another Braemar Townhouse Report.  A chance to look at sales activity in the months of March and April and find the average value of a Bramear townhouse.  Townhouse sales in this Braemar Tonwhouse Report, as always, are divided into two categories:  No Garage and Garage.
The was very little in the way of sales activity in Braemar townhouses in March and April.   To begin, there was only one resale in the No Garage category.  However, that one sale made an increase in the average sales price.  It jumped from $191,000 last report (January-February 2009) to $215,000 this report.    That's over … (6 comments)
