bristow short sales: Just Because the Bank is Willing to Take Less in a Braemar Short Sale... - 11/01/11 05:51 PM
Just Because the Bank is Willing to Take Less in a Braemar Short Sale... Toward the end of summer, I was taking a family looking to purchase in Bristow through some Braemar homes. We saw many Yardleys, and as I track the value of Yardley and similar models built by Brookfield in Braemar through my bi-monthly Braemar Property Value Reports, I was shocked when we came across a Yardley priced substantially below the going market value. A call to the Listing Agent indicated this Braemar Short Sale had been approved by the bank on a previous contract at that price, and

bristow short sales: I Am on Overload and It's Not Because of the Real Estate Market - 01/10/10 07:41 PM
This very cold and blustery Sunday, I am on overload. And for once, it's not because of the real estate market. My first time buyers and short sale sellers are taking a breather today, so I get one too. That's a welcome change for a Northern Virginia real estate agent. So what's got me on overload? I spent the whole day shopping. I know that some of you out there live for this activity. Not me. Every store my husband James and I frequented today fell into the category of a mega store. Now James is a shopper. He loves to browse the aisles.

bristow short sales: The Hardest Part of Being a Northern Virginia Short Sale Seller - 01/09/10 05:20 PM
Most people think that the hardest park of being a Northern Virginia Short Sale seller is getting the bank to approve a contract. While getting short sale approval can be lengthy and seem to test even the patience of a saint, for many, that is not the largest hurdle to jump. There are many home owners facing short sale that major hurdle to get beyond: EMBARASSMENT. I can not tell you how many times I have sat across from a potential short sale seller and been through my listing presentation to find this mental roadblock. Maybe there has been a job loss. A

bristow short sales: Approved Short Sale? Be Careful What You Are Advertising. - 12/28/09 05:26 PM
As a Northern Virginia Short Sale Specialist, it is not uncommon for me to receive emails from short sale sellers that are looking into their options as they are forced to relocate or, more commonly, face an impending foreclosure. When they are located in Virginia, where I am licensed, I am happy to talk to them about the possiblity of listing for short sale. I also receive emails from disgruntled short sale sellers who feel their prior agents dropped the ball when it came to getting their particular short sale approved. Today there was a different email in my inbox. It

bristow short sales: An Off Balance Day in the Life of a Gainesville, VA Short Sale Agent - 11/24/09 06:41 PM
Today was an off balance day in the life of this Gainesville, VA short sale agent. Mentally, I'm in holiday mode. All my clients are tucked in with their contracts until next week. Any buyers not under contract are taking a breather for the Thanksgiving holiday. So I stayed in my pajamas longer than normal today. Imagine my surpise when the phone rang and it was a reporter for WAMU radio. HE WANTED TO INTERVIEW ME TODAY ABOUT SHORT SALES. They also wanted to interview a short sale seller. No luck. People either like their privacy about the issue or are

bristow short sales: Wells Fargo Short Sale Approval: The Waiting is the Hardest Part - 11/20/09 05:13 PM
When it comes to short sale approvals, Wells Fargo's timelines are among the most desirable in the short sale business. That's coming from a Gainesville, VA short sale agent! From the time a complete short sale package arrives to Wells Fargo's short sale department, the days start ticking off to short sale approval. The target is thirty business days, though lately it's been more like 45 business days. And that's if there is only one loan you are working with. The time frame can easily double when you are working two loans, whether they are both with Wells Fargo or not.

bristow short sales: Can Northern Virginia Short Sale Buyers Renegotiate Sales Price AFTER Short Sale Approval? - 10/28/09 05:35 PM
Can Northern Virginia buyers renegotiate sales price after short sale approval? As a Northern Virginia short sale listing agent the answer seems obvious. NO. Of course not. So why are there buyers out there that write an offer, wait for approval, get approval, then turn around to renegotiate the sales price? THESE NORTHERN VIRGINIA SHORT SALE BUYERS ARE BEING REPRESENTED BY AGENTS WHO DO NOT UNDERSTAND SHORT SALES! There is no such thing as ONLY renegotiating the sales price. Let's say you made an offer on a Gainesville townhouse. It was listed at $160,000. You offered $158,000. While waiting three months

bristow short sales: Bristow, VA Short Sale: Approved and SOLD!!! - 07/25/09 09:35 AM
Bristow, VA short sales do get approved by banks and go to settlement! As a Bristow short sale agent, I work hard to ensure that they do. This Bristow, VA short sale was located in the community of Sheffield Manor. It got a full list price offer at $222,000, with the buyer requesting 4% ($8,880) in closing cost assistance. We submitted the offer to the two banks holding the loans and started the process. That was on March 18, 2009. A little more than four months later, on July 24, 2009 this Bristow, VA short sale made it to settlement. The
