haymarket short sales: I Am on Overload and It's Not Because of the Real Estate Market - 01/10/10 11:41 AM
This very cold and blustery Sunday, I am on overload.  And for once, it's not because of the real estate market.  My first time buyers and  short sale sellers are taking a breather today, so I get one too.  That's a welcome change for a Northern Virginia real estate agent.
So what's got me on overload? 
I spent the whole day shopping.

As a Northern Virginia Short Sale Specialist, it is not uncommon for me to receive emails from short sale sellers that are looking into their options as they are forced to relocate or, more commonly, face an impending foreclosure.  When they are located in Virginia, where I am licensed, I am happy to talk to them about the possiblity of listing for short sale.

Today was an off balance day in the life of this Gainesville, VA short sale agent.  Mentally, I'm in holiday mode.  All my clients are tucked in with their contracts until next week.  Any buyers not under contract are taking a breather for the Thanksgiving holiday.  So I stayed in my pajamas longer than normal today.  Imagine my surpise when the phone rang and it was a reporter for WAMU radio.

When it comes to short sale approvals, Wells Fargo's timelines are among the most desirable in the short sale business.  That's coming from a Gainesville, VA short sale agent!  From the time a complete short sale package arrives to Wells Fargo's short sale department, the days start ticking off to short sale approval.  The target is thirty business days, though lately it's been more like 45 business days.  And that's if there is only one loan you are working with.  The time frame can easily double when you are working two loans, whether they are both with Wells Fargo or not.

Can Northern Virginia buyers renegotiate sales price after short sale approval?  As a Northern Virginia short sale listing agent the answer seems obvious.  NO.  Of course not.  So why are there buyers out there that write an offer, wait for approval, get approval, then turn around to renegotiate the sales price?
THESE NORTHERN VIRGINIA SHORT SALE BUYERS ARE BEING REPRESENTED BY AGENTS WHO DO NOT UNDERSTAND SHORT SALES!
There is no such thing as ONLY renegotiating the sales price.  Let's say you made an offer on a Gainesville townhouse.  It was listed at $160,000.  You offered $158,000.  While waiting three months … (11 comments)

haymarket short sales: Haymarket, VA: Short Sale Approved and SOLD! - 09/11/09 05:34 AM
This Haymarket, VA short sale was approved and sold on September 10, 2009.  It sold for $250,000 and the buyer even got 3% of the sales price in closing cost assistance from the first trust holder.
June 4, 2009 was when this Haymarket short sale hit the market.  After only five days on the market, this short sale had landed its buyer.
