It's always something new when you are a Realtor® taking buyers through occupied properties.  Today, I called a listing agent on a very desirable townhouse listing.  It had been on the market for two weeks with no offers.  That is an eternity for a house in good condition, priced under $400,000.  And it wasn't a short sale or foreclosure! 
As I drove to meet my buyers, I thought that it must be my lucky day.  Sure, the other properties they wanted to see had tons of activity and offers within 48 hours.  Maybe it was the holidays that had this lonesome … (19 comments)

I had a listing  some time ago that was sapping my energy.  It was a lovely home, but wasn't getting anyone's attention that came through.   The owner and I were at a loss.  The home was vacant, but minimally furnished.  It showed well....or so we thought.
Enter the professional stager.  As soon as she had given the home a face lift, I knew that we were going to see some action.

It's an interesting question.  As I look around my house, I see a listing agent's nightmare. 
I think about this tonight because it has been one of those weeks where I've had to counsel two new listings about getting rid of clutter, cleaning, and staying organized.  It's easy advice to give out, but how hard would it be for me to follow it?  REALLY HARD.
Next time you find the advice you are giving people rolling off your tongue, without the slightest empathy for the people who have to follow it, do a drill and get your house ready for market.  … (7 comments)
