Seems there is a lot of misunderstandings about Short Sales in Northern Virginia on the part of buyers, sellers and even other agents.  When you've been working with Short Sales like I have since 2007, they really aren't as complicated as people make them out to be.  Yet, the stumbling blocks seem to be the same from transaction to transaction.

I've said it time and again.  For a Buyer to be taken seriously when writing an offer on ANY listing...no less a Northern Virginia Short Sale, they have to put their money (Earnest Money Deposit) where their mouth is.  If you are a CASH Buyer, for instance, a larger EMD would be expected.  And allowing that EMD to be deposited when the contract is ratified makes perfect sense.

Mondays of a short work week are guaranteed to make you tired, especially if you're a Short Sale Agent like me.  Five weekdays are just enough to get all my Short Sales a little further down the field and closer to the end zone.  A four day...wait...who are we kidding....a THREE day work week is pushing it.

Why some Short Sale banks have not come into the electronic age is beyond me.  Emailing Short Sale Contract Packages makes so much more sense to me than faxing something off to what I imagine to be a poorly maintained fax machine, spitting out faded pages onto an overflowing work area.  Of course, that's not where faxes go when you fax to Wells Fargo, the bank in question here.  They are sent to a number that converts the document to....you guessed it....an ELECTRONIC IMAGE.  So why can't I email it my Short Sale Contract Package to them?

Yesterday, as I was driving on the Prince William County Parkway, I was behind a work truck of some kind.  It was an industrial pick up with a fence elevating the sides of the truck's bed.  I have no clue what this driver was hauling, but I got three chances to find out when he lost three loose items from the bed of his truck.   Mind you, he didn't lose three items all at once.  It happened one at a time.

The story of this Oakton, VA Short Sale started on September 11, 2009 when the short sale listing became active at a list price of $248,000.  Naturally, I thought the short sale seller made an outstanding choice of Short Sale Listing Agent.  And coming to the conclusion of a successful settlement this morning, the seller thinks he made a great choice in Short Sale Listing Agent too.

I was on a business trip to Wichita, KS about 15 years ago.  While I was there, I saw this really neat sign at a craft store.  It was a watering can with the phrase, "Grow Where You Are Planted" arched above.  I still love that phrase, and it's come to mean so much more as I grow into my career as a Realtor.
