Another two months of home sales in Braemar is giving us the opportunity to reflect once more on property values in the neighborhood.  This particular post will focus on the Heritage Series homes.  That includes the following models:  Yardley, Waverly, Zachary & Exeter.  They are what I like to call the "Mama Bear" homes built by Brookfield in Braemar.
As the market has declined, the Heritage Series homes have continued to be in steady demand.  With two resales this report (both Yardley models), the average sale price is now $357,450.  That's hardly any change at all from last report's $357,500 (September and October 2008).

Another two months of home sales in Braemar is giving us the opportunity to once again reflect on property values in the neighborhood.  This particular post will focus on the Heritage Series homes built by Brookfield.  That includes the following models:  Yardley, Waverly, Zachary & Exeter.  They are what I like to call the "Mama Bear" homes built by Brookfield in Braemar.

The Braemar Property Value Report for the Heritage Series homes, built by Brookfield, is compiled and ready to share!  Resales, and one new home sale, were averaged over the months of May & June, and will now be compared with the prior months report of March & April, and the May & June report from 2007.

After seeing no resales in the Heritage Series single family homes of Braemar  (Yardley, Exeter, Zachary and Waverly floor plans) for the first months of the year, it is refreshing to report that thre have been six sales between March and April 2008.  Two of those are brand new homes just finished by Brookfield Homes, one is the former Yardley model in Braemar, and the remaining three are resales.
The average sales price for the last two months of activity is $391,983.  Average seller assistance to buyer's closing costs is $6,208.  And finally, the avearge number of days it takes to … (5 comments)

On November 30th this beautiful Yardley Model, a 4 BR, 2.5 BA home with an unfinished basement went to settlement for a sales price of $400,000 with no seller subsidy. 
The key feature of this home was the backyard.  It featured a mature tree save area, two stone patios, a deck, retractable awning and lush landscaping.
