How fair is this?  Did you know that in New York, anyone obtaining a mortgage must pay a tax of 1.05% of the cost of the loan amount? Currently, a Dutchess County home-buyer who finances $300,000 is taxed $3,150, an amount which it typically added to the buyer's closing costs.
My source tell me that in other states throughout the United States, home buyers seeking mortgages through credit unions are not subjected to mortgage recording TAX.  True or False?  (Maybe some of the other Active Rain members will confirm).

I specialize in relocation and feel it's important to mention - the process of a Real Estate transaction differs from state to state. So many agents do not know this. So many buyers and sellers need to be educated to this fact. A transaction in Ohio can close in 4 -6 weeks, while a transaction in NY can take 7-9 weeks (attorney state).
Always use caution when planning to simultaneously coordinate two transactions involving two different states. There should always be a back up plan.

Tomorrow's a big day! How about them Giants???? New Yorkers get to look forward to the post Superbowl parade on Tuesday in lower Manhatten, while New Orleans gets ready for Mardi Gras (Fat Tuesday) - which is a reason we celebrate all over the country with Cajun culinary creations! But more importantly people - this day is also known as Election Day...
.....or Super Tuesday.

I heart NY. Cute, as it might seem, it's a clever campaign...so catchy that even when we lived in Ohio my children were very familiar with it. We have lived in the Hudson Valley now for 8 years. We haven't run out of things to do here.

This is a warning to all homebuyers and sellers. By law a real estate agent must disclose to you who they are representing. Never make any assumptions that a real estate agent is representing your best interests unless you have it in writing. In New York (and most states) there is a state disclosure form that must be presented to you. If the agent you are working with does not present this to you - they are not doing their job and they could be breaking the law!

I just remembered another reason why living in Dutchess County, NY is so awesome... the trains! Whether you commute to NY City or just want to get there occasionally for the day (like I did last week on Metro North), the train makes the journey there stress-free!
Next week I will be taking the train to Syracuse to get my parents for the holidays (they're in their 80's and don't drive the distance, so I take the train and drive them here in their car which is much more comfortable for them to get in and out of than my SUV).

This weekend we decided to hop on a train from Poughkeepsie and visit the Big Apple for the day. As always, NY City was spectacular at Christmas time and we especially appreciated the unseasonably warm day. I enjoyed the window displays at Macy's on 34th Street, and Saks in Mid-Town. Little Italy was especially festive and also very deliciouso! At the end of the day, we took in a peaceful and quiet moment inside St. Patrick's cathedral - what a beautiful manger scene. It's a definite turn off! Cooking odors that linger, pet odors, a house that smells like the "chain smoker" who lives there -  these are few of my unfavorite things. It's also the hardest thing to address with a seller. This is the first thing I notice when I step into a house. At the risk of offending my clients, I recommend charcoal odor absorbers - available in most hardware stores. These work to actually remove, absorb, expel and neutralize odors. They last for several weeks.
