When planning to purchase a home to coincide with a particular date such as the expiration of a lease, or the sale of another home - it is important that a buyer understands the importance of a well thought out time frame. Just how long the home buying process might take depends on many factors. A home buyer should consult with a real estate agent to determine what the average time frame is for the locale. I specialize in relocation and feel it's important to mention - the process of a Real Estate transaction differs from state to state. So many agents do not know this. So many buyers and sellers need to be educated to this fact. A transaction in Ohio can close in 4 -6 weeks, while a transaction in NY can take 7-9 weeks (attorney state). Always use caution when planning to simultaneously coordinate two transactions involving two different states. There should always be a back up plan.

It's a definite turn off! Cooking odors that linger, pet odors, a house that smells like the "chain smoker" who lives there - these are few of my unfavorite things. It's also the hardest thing to address with a seller. This is the first thing I notice when I step into a house. At the risk of offending my clients, I recommend charcoal odor absorbers - available in most hardware stores. These work to actually remove, absorb, expel and neutralize odors. Inducing panic again! This time it's not about the stormy real estate market, but a "winter storm" warning that involves only a few inches. How can this be considered responsible news reporting? Last night I watched with amazement as the weatherman was urging viewers in the NY City area to brace themselves for our first winter "storm". As he went on and on, he seemed so excited to be reporting on what was going to be a breaking story in just a few hours, 1-3 inches of snow.!!! I started out reluctant to host an open house today (the Sunday before Thanksgiving). First let me preface this in saying the property has been on the market for a little over a year. I was the original listing agent, and after two 6 month listing periods (with another agent in the middle), I am back in the picture. So, which do you prefer???? What makes a house a home is what goes on inside....the people who make up a family, love, the memories (good times & bad), holidays and traditions. When I think of the holidays, especially Thanksgiving, the first thing that comes to my mind is PIE. I never can decide if I like apple or pumpkin, so I always have a slice of both. Virgin blogger here. My first session and probably the first of many blogs to come. I am an Associate Broker and ABR in Dutchess County, NY (Hudson Valley Region - midway between NY City and Albany). These are indeed adventurous times. Right now, our region is a little healthier than in other parts of the country but one of the greatest challenges we have as agents here is reassuring buyers that it really is a good time to buy. We do not have a local news station so our community relies on news from national broadcasts and news sources of nearby major city affiliates. The media does not
