It happens all the time. I get a call on one of my listings from a buyer. After a few minutes of discussion, it's clear to me they did not just start looking. They have made many calls, seen many homes, met many agents, some of these callers have even written offers. Why have they not selected an agent to work with exclusively? Because they are under one of these impressions: A) that they have a better chance getting a lower price using the listing agent, B) they have a better chance of getting an offer accepted using the listing agent, and C) that the listing agent is

I work with a team of Realtors who exchange information regularly about what is (and is not) "working" in today's market. Everyone knows there is an abundance of bank owned properties on the market. That seems to be the hot topic for buyers right now and where they want to invest their home-buying dollars. Lately I've heard from frustrated Buyers Agents wondering why their offers are not getting accepted by the banks. I have been fortunate to close bank owned transactions for my very happy clients. Some of these buyers actually started with another agent and came to me through second generation referrals (referred by a referral). When I

reos: REOs creating seller's market in Sacramento - 02/28/08 01:28 PM
This market is experiencing a strange twist. Our agents (me included), have been submitting offers on bank owned properties and experiencing multiple offers and counter offers. Strange, huh? The banks are pricing properties at or below market value and savvy buyers recognize the values. When we run comps we are analyzing solds and actives, since solds represent yesterday's market and actives represent tomorrow's market. It feels a little strange to be recommending full price- and sometimes over asking price-- offers, but that's what it's taking to get into contract on the aggresively priced REOs. What are other agents experiencing?
