DARWIN AWARDS COMPETITON - 01/25/12 06:38 AM
Eighth Place In Detroit, a 41-year-old man got stuck and drowned in two feet of water after squeezing head first through an 18-inch-wide sewer grate to retrieve his car keys. Seventh Place A 49-year-old San Francisco stockbroker, who "totally zoned when he ran", accidentally jogged off a 100-foot high cliff on his daily run. Sixth Place While at the beach, Daniel Jones, 21, dug an 8 foot hole for protection from the wind and had been sitting in a beach chair at the bottom, when it collapsed, burying him beneath 5 feet of sand. People on the beach used their hands … (11 comments)

DRILLED WELL ISSUES CONTINUED - 01/23/12 06:52 AM
Lenn Harley challenged my 5 gpm requirement for VA loans.  I have the greatest respect for her knowledge but this has been a 40 year given.  In her county 1 gpm wells were approved for VA loans.  My initial reaction was how can that be?  VA loans are federal loans.  The requirements should be the same through out the country.
I went onto the VA website to find out about private well qualifications.  The only requirement were setbacks from private sewerage systems.  I sent out emails to loan officers who do VA/FHA loans.  David Bremmer from Shamrock Mortgage gave me this … (44 comments)

PATRIOTS 23 BALTIMORE 20 - 01/22/12 06:26 PM
The Patriots won in spite of Tom Brady.  The Patriots had three turnovers, two by Tom Brady.  A little known practice squad player Sterling Moore knocked the winning touchdown pass out of the Raven's player's hands.  The Ravens still could have tied the game with a 15 second left in the game field goal.  Wide left by the Raven's pro bowl kicker for the field goal.
There is now way Brady can play this bad in the Super Bowl.  Vince Wilfork was HUGE.  Not just his size but his play.  What a super star.
I really hope the Giants win their … (15 comments)

DO YOU TELL THE HOMEOWNER WHAT TO EXPECT FROM THE HOME INSPECTION? - 01/20/12 06:27 AM
My initial walk through is kind of like a mini home inspection.  I am looking for issues that should be disclosed like water in the basement.  I am looking for issues that will affect financing like peeling paint for FHA buyers.  I am looking for issues that could affect the appraisal process.  Asbestos on steam pipes is considered a hazardous material and must be identified in the appraisal.  I am also looking for the issues that home inspector will bring up to the buyer.  A roof that has reached the end of its economic life.
I like to be pro active … (85 comments)

BARBARA TODARO IS A AR MILLIONAIRE - 01/19/12 06:37 AM
I missed it!  Some how Barbara became a millionaire with no recognition. She has 1,009,066 points as of today.  She is my AR leader in Massachusetts.  I have learned so much from Barbara.  She has taken the time to email me and counsel me on different issues.  I am sure I am one of many she has helped.
Barbara has combined snail marketing with Internet marketing.  Obviously it has been extremely successful.  Her team leads is number 1 in so many categories.  If only Rocky was that successful:)
I wish Barbara continued success in all her endeavors both personal and in … (20 comments)

GUESS WHO IS 95 YEARS YOUNG TODAY? - 01/18/12 04:17 PM
Louise Gryzb Kurposka is 95 years young today.  I do mean young.  She is my wife's aunt.  She lives by herself and is one of the sharpest dressed people you will meet of any age.  She also has a mind and memory like a computer.  She will out shop people half her age.
She was born of Polish immigrants on 1/18/1917.  Her father owned a grocery store in Dudley, Ma.  She is the surviving sister.  There were three Wanda, Louise and Stacia.  Her oldest sister died in 2010 at the age of 95.  She was a hairdresser.  She did a perm … (5 comments)

DRILLED WELL ISSUES - 01/15/12 06:37 AM
I am representing the buyer who is purchasing a home with a drilled well.  They call them artesian wells but they are not.  Code requires the well head to be 6 inches above the surface.  This well was installed before the code was established.
We had a quality and quantity test performed.  The quantity test lasts for four hours.  The goal is to have the well pumping 5 gallons a minute ot 1200 gallons over the four hour period.  Why 5 gallons?  Somebody at the VA threw a dart and hit the number 5.  So all well tests revolve around that … (17 comments)

TERRIFIC TOM BRADY - 01/14/12 11:13 PM
Every generation brings an exceptional athlete.  Tom Brady is this generation's football hall of famer.  We had Larry Bird for the Celtics.  Bobby Orr for the Bruins.  Ted Williams for the Red Sox.  We are blessed with exceptional teams in New England.
Tom Brady will be judged to be the best of the best in his position as quarterback.  Three Super Bowl victories.  Two NFL MVP trophies.  The most touchdowns thrown in a season with 50.  The accolades go on and on but this is a what have you down for me today business.  Very similar to real estate.  Tom and … (10 comments)

WHAT A GREAT IDEA!!!!.... - 01/11/12 06:50 AM
Here's the way it should be:Let's put the seniors in jail and the criminals in nursing homes. This would correct two things in one motion:Seniors would have access to showers, hobbies and walks. They would receive unlimited free prescriptions, dental and medicalTreatment, wheel chairs, etc. They would receive money instead of having to pay it out. They would have constant video monitoring, so they would be helped instantly... If they fell or needed assistance.Bedding would be washed twice a week and all clothing would be ironed and returned to them.A guard would check on them every 20 minutes. All meals and snacks would be brought … (20 comments)

“The pessimist complains about the wind. The optimist expects it to change. The leader adjusts the sails.” John Maxwell - 01/09/12 06:32 AM
Adjusting to the changing climates in real estate business is the key to success.  The winds of change are always challenging our successes.  Are you the captain of your vessel?  Are you just tossed about by the turbulent seas of distress or change?
The only constant in life is change.  Nothing is static.  Business is always changing.  New competitors, new laws, new tax codes, etc.  If your business is staying still it really is going backwards and probably going under.   I am watching a large local real estate company going thru its death throes.  It has stopped paying the co-broke fees.  … (14 comments)

Can you guess which of the following are true and which are false? Answers are below.) 1. Apples, not caffeine, are more efficient at waking you up in the morning. 2. Alfred Hitchcock did not have a belly button. 3. A pack-a-day smoker will lose approximately 2 teeth every 10 years.. 4. SUPRA LOCKBOX - ONE TOUGH COOKIE - 01/05/12 06:43 AM
I was at a home inspection at a three family that I listed.  It was vacant.  I had a set of keys with me for two of the units.  The other I was going to get from the Supra lockbox.  While the home inspection is going on I take my Supra key and attempt to open the key box.  It won't open.  I unshackle it and look it over.  I try 6 or 7 more times with no luck.  It just won't release.  I grab a hammer and screw driver and try to pry it open.  Many minutes and a variety … (15 comments)

WHAT THE MIND CAN CONCEIVE THE BODY WILL ACHIEVE - 01/04/12 07:33 AM
I think it was Gayle Sayers who gave us that quote.  I wonder how many people know who he was?  That statement is a two edge sword.  It is both positive and negative.  So much is written about positive attitudes.  We are what we think.  There are three faces that we all have.  The one that we present to people, the one that people see and our inner face.  It is the inner face that dictates our success or failure.
I have seen people who should have been a real success in real estate fail.  It is like they programmed themselves … (16 comments)

It's All About Me, Myself & I! Claiming My Destiny in 2012! - 01/02/12 07:21 AM
Barbara Hensley answers the question about who motivates the motivator?  It has to come from within.  If you don't believe in yourself then your success will be stunted.  It really is all about you.  Great blog to start the New Year.  Thanks Barbara.

HAPPY NEW YEAR - 01/01/12 07:11 AM
Well ready or not 2012 is here.  I hope it is a healthy, happy and prosperous year for all.  I think real estate has seen the worst and the healing has begun.  There will be hiccups along the way.  No recovery is a recovery with out real estate recovering.  Stay tough and positive.  Hang out to your hats its going to be one heck of a ride.
