I come across it all the time, when I am interviewing with a prospective seller and they tell me, "the last agent said we could get 30,000 more for our house". I will tell you what I tell them, please be careful some agents either do not know what they are doing or just want to get the listing. The first agent just does not have the skill needed, and the second is promising to get you more money then you will realize and will "beat you up" on lowering the price after you list. The statistics I am reporting are only for detached single family homes and do not include townhouses. The prices have taken a drop of about 35% in the last year and look to lose more over the next few months due to foreclosures and short sales.
