The reason to buy a new home from a builder as opposed to an existing resale normally comes down to a few points. A newly built home has never been lived in, the ability for a buyer to pick options, and a new home has warranty on everything for at least a year sometimes more. These tend to be the predominant comments I get from home buyers. The question each individual needs to determine is if these reason out weight the increase in price over existing homes for sale. I prefer to sit down with all prospective buyer clients before we ever look at any homes in order to set their expectations of the home buying process. Most people watch the news, talk to their neighbors and chat with co workers about the real estate market and where it is heading. I do get asked the question a lot whether a new home is a good deal or is resale the best rout to go. The answer to this is based off individual needs but when it comes down to just price a resale home normally wins out. This is not the case when it comes to the pricing of the new condo subdivision Lee's Commons being built in Old Town Manassas. Are New Builders Really That Busy? The answer to this is yes and no, let me tell you why. There are some communities that do sell quickly for many reasons including price and/or location. When negotiating, especially in real estate, it is important that confidential information is controlled appropriately. This type of knowledge can work in favor or against the person whose information is discovered or known by the other party to the negotiation. I will primarily focus on the use of confidential information in negotiating real estate but the principles can be used in many other situations. I would have to admit, I thought I would never need to use Latin when I was at Stonewall Jackson High school all those years ago. My teacher, her name eludes me at this time, would be shaking her finger and telling me that she told me so and that it isn't a "dead" language. She would, though, be very happy that I am about to teach others a little bit of Latin that will be very important in the home buying process.
