prince william county: Hylton Performing Arts Center - 04/21/10 11:21 AM
Driving route 234 Bypass just on the edge of Manassas City limits stands a unique building peaking over the tree line on the George Mason Campus. This exquisitely designed building is a new state-of-the-art facility that will provide a venue for residents in Manassas, Prince William County, and all of Northern VA to enjoy the performing arts. This work of art was designed by Holzman Moss Bottino Architecture out of New York, NY who have been designing public and institutional buildings for more the 20 years. This exciting cultural complex contains two theatres, the first being the Gregory Family Theatre

prince william county: Home Buyers Making Multiple Offers on Real Estate in Manassas and Prince William County - 02/22/09 03:49 PM
I prefer to sit down with all prospective buyer clients before we ever look at any homes in order to set their expectations of the home buying process. Most people watch the news, talk to their neighbors and chat with co workers about the real estate market and where it is heading. This makes it easy for most to draw simple conclusions on how to negotiate or what should or shouldn't happen while attempting to buy a home, foreclosure, REO, short sale or investment property. Home shoppers conclusions are therefore normally drawn from inexperienced people who get their information from

prince william county: Please Do Not Give Up: Short Sales Do Close! - 08/17/08 08:26 AM
Those of you who have read My Blogin the past are aware that I have been away for 5 months. This is forever in the fast moving no stop world of blogging, but it was required for the benefit of my clients. In this time I have been very busy selling and buying real estate in Northern Va for my clients who are first time home owners, investors, home sellers, and yes selling foreclosures for the banks I work with. The most time consuming client I work with these days are my short sale clients. I have continued this past

prince william county: Negotiating With Builders of New Homes in Norhtern Va Part 1 - 02/28/08 12:15 PM
We have all done it, driving around Northern Va. on a weekend afternoon and spotted the flags waiving in the air distracting us from our destination. The loved one in the seat directly next to you points and says, "Let's go take a look inside." There it is just around the corner a spanking brand new home that is so nice it is obvious no one actually lives there. As you walk into the front door the fresh scent of cookies or the aroma therapy candle puts all your other senses at ease. The sales representative is on the phone and

prince william county: Negotiating With Builders of New Homes in Northern Va. Part 2 - 02/28/08 12:14 PM
Are New Builders Really That Busy? The answer to this is yes and no, let me tell you why. There are some communities that do sell quickly for many reasons including price and/or location. The thing is the Sales Rep is trained to make prospective new home buyers feel a sense of urgency. The buyers who feel like they are going to loose a particular lot or price are more likely to sign the dotted line faster. The community may not be selling fast at all and the odds of this are good given the market in Manassas, Prince William County and

prince william county: Why Buy a Short Sale - 02/02/08 10:20 AM
Short sale seems to be one of the new buzz words in real estate sales in recent months in Northern Virginia. With the large number of them in Prince William County many people are involved with them whether they are buying a short sale or trying to short sale a home themselves. It is obvious why this is true considering the current market conditions in most parts of Northern Va. The expectation of most buyers is that the home should be below market value but unfortunately this is not always true. I recommend getting the help of a full time knowledgeable

prince william county: The Risk of Buying a Short Sale - 02/02/08 09:55 AM
I have mention in many of my articles the new resurgence of the term Short Sale. The current market conditions have made this the only option for many sellers in parts of Northern Virginia and especially Prince William County. I have discussed Why to Buy a Short Sale and its advantages over REO's or foreclosed homes but an important question is why a buyer shouldn't buy a short sale. Buyers expect to get a good price on short sales but do not always understand why this is the case. The reason a short sale should sell just below market is because of

prince william county: Detached Homes In Dale City Also In A Slump. - 01/07/08 08:32 PM
The sales of detached homes in the Dale City Subdivision in Woodbridge Virginia are in a slump and the prices are still dropping. The statistics I am reporting are only for detached single family homes and do not include townhouses. The prices have taken a drop of about 35% in the last year and look to lose more over the next few months due to foreclosures and short sales. If you are buying in this are make sure you get a good price and are planning on keeping the property for at least five years. This is the case weather its an investment or being purchased

prince william county: Increasing Popularity Of A True Walkable Community - 12/26/07 04:33 PM
With the reality of Global Warming and the need for people to spend less time on the road and more time with family, popularity of communities with walkability are on the rise. Old Town Manassas is one of these communities that have restaurants, shopping, community events, museums, and many other activities within walking distance to many residential homes. The biggest benefit not mentioned is the access to the VRE, Virginia Railway Express, the commuter train that runs from Broad Run to Washington DC's Union Station. This is a major benefit to a walking community like Old Town Manassas to have a

I have to get much better at posting more often but I am sure all of you understand that this time of year is busy. I promise to post more consistently in the future, I hope to get to at least once a day soon but you ,my readers, must promise to keep coming back. A year ago I went on a listing appointment to a couple who were selling their
