When I am working with Buyer's, I explain all of the benefits of working with a Buyer's Agent. I also warn them that they should NOT disclose any personal information or express too much interest or enthusiasm when touring a property, especially when the Listing Agent is present.

I tell them to put on their "poker face" and to be the one asking the questions, not answering them.

Afterall, you chose to tour the house and would like to learn more about the property and area. There is no need to talk about why or when you are moving, or where you are moving from. You are not there to be interviewed or to bond with the Listing Agent, right? Please do not forget your manners, there is no need to be rude or afraid to speak with the Listing Agent. Just try not to reveal anything that could impact your future negotiating power.

If you do not understand what I mean, then we will go over it again. After all, I will be representing you as a Buyer's Agent. I am working on YOUR behalf, not for the Listing Agent or Seller. Keep in mind, that a good Listing Agent is watching your every move, asking questions when they can, listening to what you say, and searching for clues to your interest in the property.

A good initial approach is to be inquisitive, polite and respectful, but most importantly be careful with what you say and how you act in front of the Listing Agent. Try not to be too enthusiastic or critical, especially if you are interested in the property. If you are overly enthusiastic in front of the Listing Agent, you MAY have revealed too much, and they will be prepared to call your bluff on your offer. They will know that your actions or conversation indicated that "this is the one!"


Hold your cards emotions close to your vest, find out what similar properties are selling for (Buyer's acesAgent will help here) and play it through.

In the fine art of negotiating, you need to know when to hold them, know when to fold them, know when to walk away, and know when to run. Put on your poker face! The end result should be, you bought the house you wanted at a fair (or better) price.

Did you know that the majority of homebuyers slow down, and some even stop searching for a home during the winter? This always gives me pause, and generally leaves me with too much time on my hands. I like being busy, I like selling real estate, and I want to help you find your next home, land, vacation property, or investment property.

There still is a great deal of inventory in my area and as winter rapidly approaches, those properties will receive less traffic in the form of showings. Is there trouble on the horizon for the multi-million dollar Hollywood East - Plymouth Rock Studios project? It was announced yesterday, that Plymouth Rock Studios has canceled their agreement for the big construction loan that would have allowed the studio to break ground in the next few months on their studio complex. It sounds like they are back to the drawing board and are exploring other alternatives.

As reported in the Patriot Ledger, "the studio is optimistic that they will be able to obtain more favorable financing terms now that the economy has shown signs of improvement." I would like to believe that this is the case, but then there is reality. 

Is there anyone out there that wants to provide a construction loan for a multi-million dollar state of the art studio complex? 


Did you know on this day, November 11, 1620 - The Mayflower anchored in Provincetown Harbor and many passengers began settling in New England? Check out the Timeline of Plymouth Colony on the Plimoth Plantation Website.

Today is Veterans Day, November 11, 2009. It is a day to honor and thank all of those men and women who have served, and continue to serve this great country.

It is a day that we should not lose sight of its true meaning because we agree or disagree with where our troops are currently stationed. Today is a day to remember our fallen, and honor our past, current, and future heroes.

Make sure you thank a Veteran today for their service and commitment to our country.

I wanted to share a few photos that were taken on Memorial Day weekend in Washington DC. It was the first time I had visited many of the monuments, and also observed "rolling thunder." What a somber experience.




May all that are serving our country either nationally or abroad be safe and know that you are in our thoughts more often than you know. Thank you!

With Thanksgiving just around the corner, I thought it appropriate to post about Ocean Spray and the importance it has to the local community. Not only to the local growers that belong to the cooperative, but also to those employed at the corporate headquarters and processing plants in Lakeville and Middleboro Massachusetts.

Ocean Spray has been a part of the local community for much longer than I can remember. In fact, they are getting very close to celebrating their 80th year in business. Congratulations Ocean Spray! Everyone in Middleboro, Lakeville, Plymouth, Rochester, Carver, Wareham, Halifax and the surrounding communities all know that cranberries have been an important commodity to this region of the country.

Ocean Spray is an agricultural cooperative and is owned by approximately 600 cranberry and 50 grapefruit growers, and employs approximately 2,000 people worldwide. With growers and facilities located throughout North America and parts of Canada. According to information posted on their website.
 

I used to live on Route 28 in Middleboro, and when the cranberries were being harvested, many of the trucks traveling to the nearby processing plant would pass by several times a day. Each truck would lose a few berries from their load, which resulted in a trail of the crimson fruit along the side of the road. Hence the name "cranberry highway" became synonymous with Route 28.

Every year when my family gathers for Thanksgiving, there is a blessing before the grand feast and cranberry juice cocktail is used for the toast. There is also cranberry sauce, and a cranberry gelatin to go along with the traditional meal of turkey, homemade mashed potatoes & gravy, squash, green beens (one of the only vegetables my brother will eat), and usually ham. Not to mention the homemade pies: apple, chocolate creme, and cherry cheesecake. Yum.

Did you know, that cranberries can be good for your mouth, heart, bones, stomach and urinary tract? I knew they were good for me, but I didn't know how good. Check it out - cranberries are good for you.

My house has high level of radon! Now what?

If you are the Seller, chances are the Buyer is going to want YOU to take care of the problem. Not to panic, there are companies that can help. There are professional companies that specialize in the installation of radon remediation systems. They are not outrageously expensive and are much better than the alternative of refusing to address the problem. Refusing to fix the problem could result in losing the Buyer which means you would have to put the property back on the market. If the property goes back on the market, as the Seller, you are required to DISCLOSE that radon was found and provide the results if asked.

 and your house will be back on the market (BOM)....
which may raise a "red" flag to potential buyers.


Now that the shock has subsided, this is where you need to keep your emotions in check and not let them get the better part of you. I know you might be thinking that you have already agreed to sell at a certain price, and this is an unforeseen "out of pocket" expense. Understood! However, give this serious thought before you refuse to fix the problem. It might cost you more in the long run if you do not work something out with the Buyer. Which means the following bears repeating....

Refuse to fix the problem,
 and your house will be back on the market (BOM)....
which may raise a "red" flag to potential buyers.

 


When buying or selling real estate there are "inconveniences" that may or may not come up in the home, radon, or pest inspection process. If you are a Seller and are pro-active, consider having some of these tests completed in advance so you can address problems ahead of time. At a minimum, you need to be aware that a Buyer may request that those items that show up on the "need to be repaired" side of the home inspection report either be repaired, or they may ask for a price adjustment.

Take a deep breath, and put yourself in the shoes of the opposite party. I know it is not always easy to do, but please humor me for a moment. Ask yourself, what would you want or ask for in repairs and/or monetary compensation if YOU were the Buyer? Hmmm... I thought you might feel differently.

Psst..... while you are in the pro-active mode, make sure you take care of any touch-ups such as painting and de-cluttering. The cost could be minimal but the rewards will be measurable ($ $ $). A house that is well maintained and presented in its best form will have a much better chance of standing out amongst the competition. Your first impression, might be your ONLY opportunity to capture the attention of the right Buyer. Make it a good one!
