Poker Face - Do You Wear Yours When Searching for a Home?

When I am working with Buyer's, I explain all of the benefits of working with a Buyer's Agent. I also warn them that they should NOT disclose any personal information or express too much interest or enthusiasm when touring a property, especially when the Listing Agent is present.

I tell them to put on their "poker face" and to be the one asking the questions, not answering them.

Afterall, you chose to tour the house and would like to learn more about the property and area. There is no need to talk about why or when you are moving, or where you are moving from. You are not there to be interviewed or to bond with the Listing Agent, right? Please do not forget your manners, there is no need to be rude or afraid to speak with the Listing Agent. Just try not to reveal anything that could impact your future negotiating power.

If you do not understand what I mean, then we will go over it again. After all, I will be representing you as a Buyer's Agent. I am working on YOUR behalf, not for the Listing Agent or Seller. Keep in mind, that a good Listing Agent is watching your every move, asking questions when they can, listening to what you say, and searching for clues to your interest in the property.

A good initial approach is to be inquisitive, polite and respectful, but most importantly be careful with what you say and how you act in front of the Listing Agent. Try not to be too enthusiastic or critical, especially if you are interested in the property. If you are overly enthusiastic in front of the Listing Agent, you MAY have revealed too much, and they will be prepared to call your bluff on your offer. They will know that your actions or conversation indicated that "this is the one!"

Hold your cards emotions close to your vest, find out what similar properties are selling for (Buyer's Agent will help here) and play it through.

In the fine art of negotiating, you need to know when to hold them, know when to fold them, know when to walk away, and know when to run. Put on your poker face! The end result should be, you bought the house you wanted at a fair (or better) price.

Hollywood East - Plymouth Rock Studios Needs a Construction Loan

Is there trouble on the horizon for the multi-million dollar Hollywood East - Plymouth Rock Studios project? It was announced yesterday, that Plymouth Rock Studios has canceled their agreement for the big construction loan that would have allowed the studio to break ground in the next few months on their studio complex. It sounds like they are back to the drawing board and are exploring other alternatives.

As reported in the Patriot Ledger, "the studio is optimistic that they will be able to obtain more favorable financing terms now that the economy has shown signs of improvement." I would like to believe that this is the case, but then there is reality.

Is there anyone out there that wants to provide a construction loan for a multi-million dollar state of the art studio complex?

Did you know on this day, November 11, 1620 - The Mayflower anchored in Provincetown Harbor and many passengers began settling in New England? Check out the Timeline of Plymouth Colony on the Plimoth Plantation Website.

What does Hollywood East have to do with the settling of the New England Colonies? Nothing, but this project is a pilgrimage of sorts. Best of luck Plymouth Rock Studios, may you find a financial backer that sets your project sailing.

Have You Thanked A Veteran Today?

Today is Veterans Day, November 11, 2009. It is a day to honor and thank all of those men and women who have served, and continue to serve this great country.

It is a day that we should not lose sight of its true meaning because we agree or disagree with where our troops are currently stationed. Today is a day to remember our fallen, and honor our past, current, and future heroes.

Make sure you thank a Veteran today for their service and commitment to our country.

I wanted to share a few photos that were taken on Memorial Day weekend in Washington DC. It was the first time I had visited many of the monuments, and also observed "rolling thunder." What a somber experience.

May all that are serving our country either nationally or abroad be safe and know that you are in our thoughts more often than you know. Thank you!

Ocean Spray - Celebrating More Than 75 Years in Business

With Thanksgiving just around the corner, I thought it appropriate to post about Ocean Spray and the importance it has to the local community. Not only to the local growers that belong to the cooperative, but also to those employed at the corporate headquarters and processing plants in Lakeville and Middleboro Massachusetts.

Ocean Spray has been a part of the local community for much longer than I can remember. In fact, they are getting very close to celebrating their 80th year in business. Congratulations Ocean Spray! Everyone in Middleboro, Lakeville, Plymouth, Rochester, Carver, Wareham, Halifax and the surrounding communities all know that cranberries have been an important commodity to this region of the country.

Ocean Spray is an agricultural cooperative and is owned by approximately 600 cranberry and 50 grapefruit growers, and employs approximately 2,000 people worldwide. With growers and facilities located throughout North America and parts of Canada. According to information posted on their website.

I used to live on Route 28 in Middleboro, and when the cranberries were being harvested, many of the trucks traveling to the nearby processing plant would pass by several times a day. Each truck would lose a few berries from their load, which resulted in a trail of the crimson fruit along the side of the road. Hence the name "cranberry highway" became synonymous with Route 28.

Every year when my family gathers for Thanksgiving, there is a blessing before the grand feast and cranberry juice cocktail is used for the toast. There is also cranberry sauce, and a cranberry gelatin to go along with the traditional meal of turkey, homemade mashed potatoes & gravy, squash, green beens (one of the only vegetables my brother will eat), and usually ham. Not to mention the homemade pies: apple, chocolate creme, and cherry cheesecake. Yum.

Did you know, that cranberries can be good for your mouth, heart, bones, stomach and urinary tract? I knew they were good for me, but I didn't know how good. Check it out - cranberries are good for you.

Radon Result Came Back High - Now What?

My house has high level of radon! Now what?

If you are the Seller, chances are the Buyer is going to want YOU to take care of the problem. Not to panic, there are companies that can help. There are professional companies that specialize in the installation of radon remediation systems. They are not outrageously expensive and are much better than the alternative of refusing to address the problem. Refusing to fix the problem could result in losing the Buyer which means you would have to put the property back on the market. If the property goes back on the market, as the Seller, you are required to DISCLOSE that radon was found and provide the results if asked.

Refuse to fix the problem,

and your house will be back on the market (BOM)....

which may raise a "red" flag to potential buyers.

Now that the shock has subsided, this is where you need to keep your emotions in check and not let them get the better part of you. I know you might be thinking that you have already agreed to sell at a certain price, and this is an unforeseen "out of pocket" expense. Understood! However, give this serious thought before you refuse to fix the problem. It might cost you more in the long run if you do not work something out with the Buyer. Which means the following bears repeating....

Refuse to fix the problem,

and your house will be back on the market (BOM)....

which may raise a "red" flag to potential buyers.

When buying or selling real estate there are "inconveniences" that may or may not come up in the home, radon, or pest inspection process. If you are a Seller and are pro-active, consider having some of these tests completed in advance so you can address problems ahead of time. At a minimum, you need to be aware that a Buyer may request that those items that show up on the "need to be repaired" side of the home inspection report either be repaired, or they may ask for a price adjustment.

Take a deep breath, and put yourself in the shoes of the opposite party. I know it is not always easy to do, but please humor me for a moment. Ask yourself, what would you want or ask for in repairs and/or monetary compensation if YOU were the Buyer? Hmmm... I thought you might feel differently.

Psst..... while you are in the pro-active mode, make sure you take care of any touch-ups such as painting and de-cluttering. The cost could be minimal but the rewards will be measurable ($ $ $). A house that is well maintained and presented in its best form will have a much better chance of standing out amongst the competition. Your first impression, might be your ONLY opportunity to capture the attention of the right Buyer. Make it a good one!

Hollywood East - Plymouth Rock Studios reaches another significant milestone. A recent press release indicated that they have made it over another hurdle and continue to move forward toward their goal of building their state of the art movie and production studio in our own hometown of P Plymouth Massachusetts.

Plymouth, Massachusetts- October 30, 2009 - The proposed Plymouth Rock Studios project reached another significant environmental permitting milestone today when it received a certificate on its Single Environmental Impact Report from the Massachusetts Secretary of Energy and Environmental Affairs.

"This decision demonstrates that the project will create jobs and establish a clean new industry in the Commonwealth. The Secretary's certificate represents a comprehensive review of the environmental impacts related to the project," said Plymouth Rock Real Estate Investments, President and CEO, Bill Wynne. Wareham MA - Market Report 2009 3rd Quarter

Single Family home sales volume remained consistent for the first two quarters of 2009 and increased for the 3rd quarter in Wareham, Massachusetts. First quarter started off with 356 listings, 45 sales and an inventory supply of 23.9 months.

Second quarter had an increase in inventory (+74) and a very slight increase in sales (+5) causing the the months supply to rise to a level of 26.8.

Third quarter also had an increase in inventory (+41) plus an increase in sales (+26) putting the supply down to 18.6 months.

Median sales price in Jan 2009 was $195,000 vs. $260,000 in 2008 (-25.0%)

Median sales price in Feb 2009 was $159,900 vs. $218,500 in 2008 (-26.8%)

Median sales price in Mar 2009 was $209,900 vs. $220,500 in 2008 (-4.8%)

Median sales price in Apr 2009 was $240,000 vs. $233,000 in 2008 (+3.0%)

Median sales price in May 2009 was $230,500 vs. $279,500 in 2008 (-17.5%)

Median sales price in Jun 2009 was $193,230 vs. $231,000 in 2008 (-16.4%)

Median sales price in Jul 2009 was $175,100 vs. $190,000 in 2008 (-7.8%)

Median sales price in Aug 2009 was $233,500 vs. $285,000 in 2008 (-18.1%)

Median sales price in Sep 2009 was $215,000 vs. $197,500 in 2008 (+8.9%).

Wareham sales volume has increased by 44 through the 3rd quarter of 2009 compared to 2008, while the Median sales price in Wareham Massachusetts has dropped by an average of 10.2%.

Single Family home statistics for the month of October is showing 260 current listings, with 20 under agreement, and 23 sold to date.

With the $8,000 tax credit nearing the deadline for closing on or before November 30, 2009, it will be interesting to see if sales spike in October and November and what impact it will have on pricing. Stay tuned.

Bourne MA - Market Report 2009 3rd Quarter

Single Family home sales have had a modest increase over the past three quarters of 2009 in Bourne, Massachusetts. First quarter started off with 238 listings, 24 sales and an inventory supply of 29.8 months.

Second quarter saw an increase in inventory (+18) along with an increase in sales (+14) thus reducing the months supply to 20.2 which is a significant reduction from first quarter.

Third quarter also had an increase in inventory (+18) plus an increase in sales (+10) putting the supply down to 17.1 months.

Median sales price in Jan 2009 was $249,950 vs. $635,000* in 2008 (-60.6%)

*1 property sold over $1,200,000 in 2008

Median sales price in Feb 2009 was $268,450 vs. $414,900 in 2008 (-35.3%)

Median sales price in Mar 2009 was $299,500 vs. $325,425 in 2008 (-8%)

Median sales price in Apr 2009 was $339,000 vs. $285,000* in 2008 (+18.9%)

Median sales price in May 2009 was $347,500 vs. $311,000 in 2008 (+11.7%)

Lakeville MA - Market Report 2009 3rd Quarter

Single Family home sales in Lakeville Massachusetts are struggling. First quarter started off with 107 listings, 14 sales and an inventory supply of 22.9 months.

Second quarter had an increase in listings (+15) and sales had a small increase (+4) bringing the months supply down ever so slightly to 20.3.

Third quarter also had an increase in inventory (+20) a decrease in sales (-1) putting the months supply of single family homes to 25.1.

Median sales price in Jan 2009 was $226,000 vs. $307,000 in 2008 (-26.4%)

Median sales price in Feb 2009 was $310,000 vs. $355,000 in 2008 (-12.7%)

Median sales price in Mar 2009 was $272,000 vs. $207,000 in 2008 (+31.4%)

Median sales price in Apr 2009 was $221,750 vs. $420,000 in 2008 (-47.2%)

Median sales price in May 2009 was $241,000 vs. $346,000 in 2008 (-30.8%)

For anyone that is in the market for buying a large parcel of land that can be either your own private hunting paradise, or just a place to escape from the hustle and bustle of every day life. This 32+ acre parcel of land is absolutely perfect. Currently listed at $160,000.00.

Imagine yourself driving up your driveway to your hillside home. The views from the front will be limited to a few neighbors, depending on how you situate your new home. There are tons of possibilities here all you have to do is bring your imagination. It would help if you brought your architect and builder too. Currently, there is an abundance of deer in this area. This land abuts much more conservation land which is in a coveted hunting area. The city of New Bedford owns land that abuts one corner of this parcel, and the cities property continues on the other side of Walnut Street. There is plenty of conservation land in this area.

Whether you hunt or you want to make sure Bambi is safe on your compound, you should at least take a look at your options here. At less than $5,000 per acre, you could be very happy that you found this little slice of paradise to call your very own.

Plymouth MA - Market Report 3rd Quarter 2009

Single Family home sales have declined over the past three quarters of 2009 in Plymouth when compared to the same time period for 2008. First quarter started off with 655 listings, 93 sales and an inventory supply of 21.1 months.

Second quarter had an increase in inventory (+30) along with a slight increase in sales (+24) thus reducing the months supply to 17.5.

Third quarter saw an increase in inventory (+88) plus an increase in sales (+25) putting the months supply to approximately 16.3.

Note: I have changed the above data since I first posted. There was an error in my formula and the inventory levels actually increased. Sorry for any inconvenience.

Average sales price in Jan 2009 was $275,579 vs. $478,200* in 2008 (-42.4%)
*5 properties sold over $700,000 in 2008

Average sales price in Feb 2009 was $251,514 vs. $328,531 in 2008 (-23.4%)

Average sales price in Mar 2009 was $262.817 vs. $428,149* in 2008 (-38.6%)
*4 properties sold over $700,000 in 2008

Average sales price in Apr 2009 was $326,010 vs. $350,531 in 2008 (-7%)

Average sales price in May 2009 was $293,323 vs. $338,124 in 2008 (-13.2%)

Average sales price in Jun 2009 was $308,113 vs. $341,376 in 2008 (-9.7%)

Average sales price in Jul 2009 was $297,179 vs. $379,428 in 2008 (-21.7%)

Average sales price in Aug 2009 was $339,811 vs. $350,916 in 2008 (-3.2%)

Average sales price in Sep 2009 was $356,923* vs. $309,387 in 2008 (+15.4%).

*2 properties sold over $1,200,000 in 2009

Plymouth sales have actually decreased by 17 from the beginning of the year through the 3rd quarter of 2009 as compared to 2008, the average sales price in Plymouth Massachusetts has dropped by 18%.

One thing to take into consideration is that Plymouth is such a large town and prices can vary significantly from a small season cottage under $100,000 to a luxury home over $2,500,000 +/-. If you would like more detailed information for a specific area, let me know.

Single Family home statistics for the month of October is showing 390 current listings (23 of these are flagged with some type of contingency), with 2 under agreement, and 3 sold to date.

Middleboro MA - Market Report - 3rd Quarter 2009

Single Family home sales have steadily increased over the past three quarters of 2009 in Middleboro. First quarter started off with 247 listings, 28 sales and an inventory supply of 26.6 months.

Second quarter saw an increase in inventory (+11) along with an increase in sales (+15) thus reducing the months supply to 18.0 which is a significant reduction from first quarter.

Third quarter had a decrease in inventory (-29) and increase in sales (15) putting the months supply to approximately 11.6 months.

Average sales price in Jan 2009 was $262,493 vs. $304,933 in 2008 (-13.9%)

Average sales price in Feb 2009 was $237,500 vs. $288,506 in 2008 (-17.7%)

Average sales price in Mar 2009 was $211,150 vs. $291,569 in 2008 (-27.6%)

Average sales price in Apr 2009 was $266,166 vs. $295,933 in 2008 (-10.1%)

Average sales price in May 2009 was $301,197 vs. $287,955 in 2008 (+4.6%)

Average sales price in Jun 2009 was $257,007 vs. $276,666 in 2008 (-7.1%)

Average sales price in Jul 2009 was $270,827 vs. $321,707 in 2008 (-15.8%)

Average sales price in Aug 2009 was $286,358 vs. $302,183 in 2008 (-5.2%)

Average sales price in Sep 2009 was $253,854 vs. $293,581 in 2008 (-13.9%).

Although sales have increased by 18 through the 3rd quarter of 2009 compared to 2008, the average sales price in Middleboro Massachusetts has dropped by 11.8%.

Homebuyer Paralysis - There is a Cure

Homebuyer Paralysis is an inability to make a decision to buy a home. Fear is usually the culprit. It can be self induced, brought on from too much advice from well meaning friends and family members, or from a non-stop stream of information coming from a variety of media sources.

Do you have homebuyer paralysis? If you are still waiting for housing prices to reach rock bottom, and interest rates to drop further, you might be afflicted. Don't worry, try this remedy. Focus your search on locating best buy opportunities.

How to locate the best buys when searching for a home. As we approach the winter months, this is a great time to consider making your move. Sellers tend to be more motivated at this time of year for several reasons, but here are a few common reasons which might indicate a "best buy" opportunity:

Less Property Showings - The pool of potential buyers tends to shrink at this time of year. The cold and poor weather conditions have a large impact on the number of people scheduling appointments to view properties. Many buyers also put their search on hold until after the holidays as they get busy visiting family, traveling, and entertaining.

Seasonal Residents - Some areas have seasonal residents, or snowbirds which head south for the winter months. Some of these sellers become more motivated and open to accepting offers that they would not have considered previously. I have noticed an increase in seasonal residents selling their

Cost - More than likely the seller has a mortgage and each month they are making payments on a home that they do not plan on keeping. They are also paying maintenance, insurance and property taxes.

Keep your eyes open for some of the following clues that could also indicate that a property is tilting toward a "best buy" opportunity:

Seller Motivation - Look for any of these keywords in the property description: seller motivated, must sell, must move, motivated, make an offer, or seller relocated. Although these will not guaranty that the seller is truly motivated, it might be worth further investigation.

Unfurnished Homes - If the photos online show no furnishings, the owner has moved on for whatever reason. They most likely are in a position where they must sell, and It is costing them more money to maintain during the winter.

Days on Market - Homes on the market for an extended period of time could be a good opportunity. Sellers sometimes get worn down by the home selling process and just want to move on. Keep in mind, this can also be an indication of a seller that is unrealistic about pricing.

Price Reductions - A seller that has been lowering their price on a regular basis is generally very motivated. Pay attention, since these homes tend to be "watched" and they can suddenly be snatched up by someone that has been waiting for an opportunity just like you.

Keep in mind that a home will sell if it is priced right. Here is where homebuyer paralysis could cost you money, and make you feel sick. It will happen if the house you like and have been "watching" is sold to someone else. It hurts even more, when you learn that it sold for a price that you would have been willing to pay! Ouch.

You could use any of the above indicators while searching for a best buy opportunity. However, your best option is your Realtor®, a licensed professional that will use the above information, combined with their market knowledge, negotiating skills, and complete dedication toward finding you the best buy.

Who Does the Agent Represent in Your Real Estate Transaction?

Consider this, you are a Buyer and have seen an advertisement for a new development.You visit the site and meet with an employee of the developer to see the properties and discuss your options for purchasing a home. You are most likely also discussing your financial situation with them, and providing other personal information in the course of the conversation.

Who's best interest do you think is represented in this situation? psst.... not the Buyer's.

The agent may represent the Buyer or the Seller, both, or neither. Make sure you receive a mandatory disclosure form from the agent so you fully understand how you are being represented when purchasing real property. Here is a brief description of the various types of agency representation available to you as a consumer:

Seller's Agent

Represents the Seller, and owes them undivided loyalty, confidentiality and accountability. The agent must put the Seller's interest first when negotiating for the best price and terms.

Buyer's Agent

Represents the Buyer, and he/she must obey your instructions and keep confidential anything you tell him/her that may affect your purchase of real property. The agent must put the Buyer's interest first when negotiating for the best prices and terms.

Disclosed Dual Agent

Works for BOTH the Buyer and the Seller and must provide written notice (disclosure) of the relationship. This agent owes both the Seller and Buyer a duty to deal with them fairly and honestly, but does not represent either party exclusively. The agent must remain neutral to any conflicting interest of either party.

Designated Agent

Represents either the Buyer or the Seller. The agent is appointed or designated by another agent or broker to represnt either the Buyer or Seller as a "designated" Buyer's or Seller's agent. The agent then must put the interest of their respective clients first when negotiating for the best price and terms.

Facilitator

The agent assists the Seller and Buyer in reaching an agreement but does not represent either party in the transaction. Unless otherwise agreed, the facilitator has no duty to keep information received from a Seller or Buyer confidential.

Your agent can provide much more detailed information on the various types of agency.

Do you really think you are getting a better deal when you circumvent working with a Buyer's Agent and go direct to the Listing Agent to submit an offer to purchase real estate?

You deserve FULL representation when negotiating a real estate transaction. Your best option is to have a Buyer's Agent working on your behalf when you are purchasing real estate and a Seller's Agent when you are selling.

Send In The Clouds - Buying A Bank Owned Property In Massachusetts

Buying a Bank Owned Home in Massachusetts - Buyer Beware!

The clouds first started gathering back in March when Justice Keith C. Long invalidated the sale of two foreclosed properties in Springfield Massachusetts. He ruled them invalid as a result of the banks not having filed the appropriate paperwork in accordance with Massachusetts state foreclosure law. The original ruling was just upheld by a state Land Court judge.

What will this do to pending and future sales of foreclosed properties? In Plymouth County alone, there are 106 pending sales of bank owned properties currently listed in multiple listings service. I wonder how many of those will not make it to closing due to a cloud on the title.

What does this mean to you if you already purchased a foreclosed home in Massachusetts? It could mean nothing, but I hope you purchased individual title insurance, just in case.

Great Pumpkin Makes an Appearance

No it's not "the" great pumpkin, but it sure is a big one.

As reported in the news, the pumpkin crop in Massachusetts was not great this year.
Heavy rainfall during the early part of the growing season was mostly to blame.

However, a few of the giants managed to survive in our patch regardless of the rain (and deer).

$8000 Tax Credit - Kill it or Keep it?

$8,000 Tax Credit - Keep it or Kill it?

There has been a great deal of debate on whether or not to extend the $8,000 first time homebuyer tax credit and I have been swaying back and forth like a weeble lately on how I truly feel about this program. Extend it, enhance it, or get rid of it... I am not so sure anymore.

Keep the $8,000 Tax Credit

On one hand I am all for extending the first time homebuyers tax credit. I depend on selling homes and it appears that this has caused some people to purchase that would not have otherwise.

The National Association of Realtors and the National Association of Home Builders are lobbying hard for the extension.
A few quotes (big surprise) taken directly from a recent post on CNNMoney.com:

"We're calling for extending the credit until the end of next year and expanding it to all homebuyers," said NAR spokesman Walter Molony. "We do think that housing will recover without it but the market will come back faster and stronger with it."

"If we don't extend and expand the program, the seeds of growth planted could [die]," said NAHB president Jerry Howard.

Kill the $8,000 Tax Credit

On the other hand, I am against extending the first time homebuyers tax credit.
How many have truly purchased ONLY because of the $8,000 tax credit?

There certainly are other factors that are placing those first time homebuyers in a position to purchase - lower home prices and lower interest rates.

However, this tax credit is costing the American taxpayer a great deal of money.
