So the neighbor has parties all the time, should the seller disclose it???
Well, I don't know about you, but if my neighbor had parties all the time, he better be inviting me there!!!
Okay, seriously... 
Your seller is looking over the disclosures, and is wondering if they should disclose the fact that one of their neighbors has parties all the time.  I mean ALL THE TIME...
Now they are afraid that if they tell a buyer, the buyer may walk...

A seller sold to some buyers a home near a creek...  After moving in, the new buyers noticed that their trash cans were being pushed over, and trash everywhere...  They first assumed that the neighborhood kids were playing around, so they set up a camera...  They soon found out the culprit, raccoons!
Racoons!  The furry little bandits out there, hiding in the night...  Crawling out of storm drains, and charging down the hills!  Masks on, waiting for the time to strike!  Ummm... yeah...

In my humble opinion, if you have to ask the question "Should I disclose this" then you probably should.  This goes for sellers and agents.   
You should make it a practice (and we all know this...) to disclose any item that could affect the value and/or desirability of the property in the minds of the buyer.  So when you look at it that way, it pretty much covers everything.  If you don't have it disclosed, then the buyer will probably … (4 comments)
