Here are the home sale stats for the County of Santa Clara, California. Home of Silicon Valley.
This first chart is for Single Family Homes. This type of home does not share any interest with any other properties. Looking over the stats, inventory continues to drop, but not rapidly. Pending sales are also slowing, as are closed transactions. This seems to be a normal sales pattern as we head toward winter. Inventory is lower than last year, which can tighten the market.

It's that time again to post the Home Sale stats for the County of Santa Clara, California. This first chart is for single family homes, and you can see that the active properties for sale has pretty much been holding steady after reaching it's peak maybe for the year. Looking at last year, our peak was around August. Pending sales are holding too, about the same as last year, with our number of sals seeming to have capped out last month.

County of Santa Clara, CA home sale stats, ending June 2011
The first chart is for single family homes. What it means, (Single Family Dwelling or SFD) is that it does not share walls of common property. So you in face own all four corners of the lot and the home and have no common ownership with other dwellings.
The number if listings are still increasing, with the pendings starting to decrease. We will have to see how they do this month to see if they increase or decrease. Sales are starting to rise with a moderate gain.

Interesting stats for the County of Santa Clara, CA. BLUE is homes that are currently on the market. REDis homes that are currently under contract but are not closed yet. And GREEN is homes that have sold in the last 30 days. (+/-) This information is tracked by hand.
The first chart is for Single Family Homes here in the County of Santa Clara, CA. We can kind of see a seasonal cycle here. The numbers are starting to rise as we head into summer. Last year we saw the hight of sales occur in May, and it appears that it might either do the … (2 comments)

Home Sales charts for Santa Clara County, CA. Year to date, ending December 31st 2010.
The first chart is for Single Family Homes.
The Blue line shows homes that are currently for sale in Santa Clara County. It is showing a seasonal decrease that should show signs if increases in January. This decrease usually occurs as people wait till the new year and those that decide to take their homes off the market all together.
The Red line shows pending sales, and you can see a slight rise in this, which is good.

These stats are compiled by hand every day... At the end of the month, I insert the data from the last day of the month to make these charts. Active inventory are homes that are currently for sale. Pending are those that are currently in contract and solds are homes that are sold in the last 30 days. (+/-)
This first graph is for Single Family Homes. The inventory is dropping for the second month, will we see a trend next month? The pending sales are holding steady, and it seems so are the solds.

Stats for Santa Clara County, CA. YTD as of the end of October.
I love to track the stats. I am only human, so these stats are tracked by hand daily, so there could be a margin of error.
The first stat that I am showing, is for single family homes. As you can see, it appears that we are going through the normal sales cycle. Summer is the peak, slowing during the winter. More of what appears to be a stable market. The decrease in listings does not equal the increase in pendings which is showing that some sellers could have taken … (7 comments)
