The Casa Bella development is one of only two condominium complexes in Winchester Ca. Located in the southern section of Winchester. it sets in the French Valley area served by the Temecula school district.

    Buying a home is the largest investments most families will make. As such, I recommend anyone looking to buy a home in Pineville Louisiana should pay for a professional home inspection.    The natural tendency then is to cut corners. Frankly that 300-350 dollars for the home inspection creates a pretty tempting target. But let's examine why EVERY Pineville home buyer should get a home inspection.

1) Buyers fall in love with houses, home inspectors do not-- It has been my experience that buyers typically fall in love with the home they purchase. This is especially true of first timers. Think back to high school, did you make sound decisions while experiencing puppy love? Me either...

2) A Professional Home Inspector can find stuff rookies miss-- A recent Pineville buyer of mine brought his buddy over to inspect his home. The dude gave the house a 100% passing score. After begging the buyer they agreed to fund a professional home inspection. The inspector found 1,500 bucks worth of electrical repairs. Did I mention their "buddy" was an auto mechanic??

3) The Home Inspector is not your uncle-- Family mean well (most of the time). But Uncle George does not have the wealth of experience or the cool tools of the professional home inspector. Can your Uncle see moisture behind walls? I didn't think so!

4) A Home Inspector will produce an inspection report-- This report gives your Pineville agent ammunition when negotiating repairs. It's one thing to claim the roof is bad, it's another to produce pictures of the hail damage.

 Yes, people buying a home in Pineville Louisiana need to watch their money. And in my opinion, the best way to guard the bank is with a professional home inspection!

From the files of stranger than fiction, the founder and former CEO of ForSalebyOwner.com, Colby Sambrotto, was unable to sell his OWN HOME so he turned to a REALTOR® to get the job done.

According to The Wall Street Journal, Mr. Sambrotto gave  up the FSBO route in favor of hiring a broker. This good decision resulted in attracting multiple offers for his 2000 square foot condominium in New York and a final sales price $150,000 more than the original asking price.  The WSJ said that the listing sold for $2,150,000 which included a 6 percent broker fee.

His own marketing efforts, which included his own online classified ads and FSBO sites, failed to get the job done. This is a trend that more and more sellers are discovering after many months (and sometimes years) of unfruitful FSBO attempts, hundreds of advertising dollars spent, unqualified buyers entertained and general inconvenience and frustration.

The facts speak for themselves. The market is just too uncertain and changing too fast for most DIY home sellers or even for most part-time real estate agents. It is imperative that homes are priced correctly from the very start and if a sale doesn’t come quickly, price adjustment may be required just to keep up and/or ahead of market trends.

If people really want to give the FSBO route a try, I say give it all you’ve got“ but when you decide you need help, for goodness sake, make sure you hire an experience, skilled, professional real estate consultant who will work with you in achieving your goals!

Experienced real estate consultants keep their finger on the pulse of the market daily and are in constant search of better, more effective marketing venues. It only makes sense to hire someone who knows what they’re doing when selling your most valuable asset.

electronic lockbox  On June 1,2010 the Multiple Listing Service (MLS) I belong to, IMRMLS has required all listings to have an electronic Supra lockbox to be present if there is a lockbox. Their reason is unknown to me but I suspect it is due to the complaints from agents who cannot get listing agents to return their calls for combo codes for the REO (Real Estate Owned) properties that typically have combination lockboxes on them. As a listing agent for my fair share of REOs I personally have always called back, if I didn't catch the call, to provide the combo as that is just one of the reasons I was hired by the institutional seller. How can it get sold if agents can't get in?

 Fair access to all agents and I have no problem with that at all. A new problem has arisen since those who whined about access, or the lack of, as now they are calling for the combo codes for the lockboxes I install for my vendors, repair crews, painting contractors,flooring contractors and cleaning crews to gain access. I always ask the agent why they don't use their Supra key to open the electronic box and whoa do they get upset when they have to say they don't belong to any Association of Realtors nor the MLS that covers my area.

  The IMRMLS covers virtually all of Southern California including Murrieta, Temecula and the surrounding cities. When I won't provide the combo I have been called everything you can imagine but my reasoning is if you are going to be in the real estate business one needs the tools such as board membership,MLS membership and a Supra key to gain access. The combo box is for my vendors and with a Supra lockbox I can see who has entered the property,when they entered, so if the doors are left unlocked or the lights left on I know who was there. Oh and turning on the two air conditioning systems, upstairs and down, is OK on hot days but turn them off. I pay the bills and get reimbursed by the seller but that usually takes a month at least and neither they nor I want to see a spike in the electric bill.

  Needless to say but by not giving out the combo codes I am protecting my clients assets. Lazy agents can no longer give the codes to their clients to gain access without the agent. Since this rule was placed into effect I stil have had no problem getting these REO properties sold as the professional agents have the tools necessary to conduct their business. Imagine taking your vehicle to your mechanic for repairs and he had no tools to fix it. Oooops.

 If you are searching for a home to buy be sure to hire an agent who is more than a door opener. Agents need the tools of the trade as they cannot always open the door so you will not see the homes that may just be perfect for you. Use a professional who belongs to the local Association of Realtors and has access to all the homes on the market for the area of your choice.
