Buying a Home in Murrieta: Who you Gonna Call?

My phone rings on a daily basis with folks who are interested in purchasing a home in Murrieta California and the surrounding cities of Temecula and Menifee plus Wildomar and Lake Elsinore. This is all well and good as our Southern Riverside County Valley is full of wonderful homes and offers a lifestyle second to none in all of California. From the Single "A" Lake Elsinore Storm Professional baseball team through the world renown wineries of Temecula to the fantastic fishing of Lake Skinner and Diamond Valley Lake plus 12 golf courses we something for all to enjoy.

The thing that puzzles me is the fact that many folks call for information but then state they have an agent who is not from the area who is representing them. Yesterday I had a call from a very nice lady who was driving around Menifee looking for a home and she saw my sign on a listing. Beautiful home and I informed her it was already in escrow but I let her know there were other homes still on the market and I would be glad to meet with her to go see them. That's when she said she was working with an agent, 120 miles away, and that she would still like to see my listing as she had no idea as to the floorplans of this particular development.

Seems her "agent" had instructed her to drive around the area and get into the ones she liked and then give the agent a call. Talk about a lack of buyer representation plus the fact she is going about the home buying process in the completely wrong and hard way. After explaining the facts that working with a local agent who knows the market and has access to all the available listings Ms. Buyer decided to keep searching in the same manner. Too bad as she nor her "agent" has a clue to value in our area.

If you are looking to purchase a home do yourself a huge favor and allow a Realtor who knows the area work "for" you and find the home that fits your needs. Different areas are specialties in their own right and no agent knows them all in a manner that will work to your best interests. Agents are at their best in areas they know but are lacking in expertise for the areas they don't understand and work in as their predominate market.

I have a great Dentist who is a friend but if I should ever need heart surgery I'm going to see the Doctor who specializes in that field. Simple but true.

Are You Waiting to Buy a Home in Murrieta Ca. Until The Tidal Wave of Foreclosures Comes Along?

Many folks have said they are going to wait to purchase a home in Murrieta and the surrounding cities.Their reasoning is the banks are holding thousands of homes from the market only releasing a few at a time to drive prices up as they will receive multiple offers on them. This theory of a 'Shadow Inventory' has created a mind set of waiting as a wave of foreclosures will suddenly appear and the glut of homes will drive prices down according to many hopeful buyers and some Realtors as well.

The biggest problem for everyone is who do you believe as there are conflicting views and waiting may be a gamble and only time will reveal who was right. The one thing I know for sure when it comes to determining where the bottom of a Real Estate down cycle was at is when the prices start rising and we can then only look over our shoulder at the previous price. That Was the bottom.

The banks have denied this shadow inventory but hey who wants to believe a Bank, right? Well we now have a new report from ForeclosureRadar, a data tracking firm, that is standing with the banks as they are debunking the Shadow inventory theory and they prove it with their statistics. Feel free to interpret them any way you want.

According to the report the inventory of foreclosed homes in California peaked in September 2008 at 155,269. Since then the banks have been selling them as fast as possible and they now have 41% fewer than a year ago.

In Riverside County which includes Murrieta and the surrounding cities the numbers are in line with the state. The bank inventory fell from 2959 to 1747 for the same period a 40% decrease.

San Diego County inventory fell from 1562 to 914 a 41% decrease. According to the report these figures show there is no Shadow Inventory of homes being withheld from the market and that there will not be a glut of foreclosed homes in the future.

What the future holds for the Real Estate Market is anyone's guess but waiting for the 'bottom' to hit is only a gamble at best.

Time Is Running Out for the $8000 Dollar Tax Credit for Murrieta Home Buyers

Virtually everyone in the country has heard the Federal Government has been giving away free money not only to corporations but first time home buyers as well. As with all things an end of time will come and the $8000 dollar tax credit for first time home buyers is scheduled to end on November 30th of 2009. If you have not owned a home for the past three years you can qualify for this credit but time is running out quickly.

Many home buyers have taken advantage of the credit to purchase a home in Murrieta, Temecula and Menifee California. Some of them amended their 2008 Federal tax returns and received their check already for the full $8000 dollars to spend as they chose with no strings attached. What a deal!!!!! Some actually put it into their savings accounts to build up the nest egg all of us need.

Procrastinators beware as you must close escrow on your home by November 30th or lose out on the credit. There has been talk the credit may be extended but that is anyone's guess but for now it's a sure thing and there are only 73 days left to close escrow to qualify. With it now taking on average 45 days to close escrow on a home in Murrieta that only leaves 28 shopping days to find a home, get your offer accepted, and get it into escrow to close on time to qualify. This is cutting it close.

You still have time to make it happen but now is the time to run, not walk, to an experienced Realtor to help you. All Real Estate is local so find a local Realtor who knows the area and the market to find the home that fits your needs and desires. Be sure to listen to the advice you receive from your agent as afterall we are here to help you achieve your dreams and goals of owning your own home.

Protecting Personal Information In A Real Estate Transaction.

Real Estate transactions are complicated with much information being exchanged between the involved parties. Every buyer will be required to get a loan, other than cash purchases, and as we all know much information will be needed. Credit reports will be pulled, bank account balances will be verified and tax returns will be looked at. This is necessary to obtain a loan and you will be safe giving this to your lender.

The problems can arise with other aspects of the transaction in my opinion. I haven't seen any bad things take place in the transactions I have been involved with but one can never be too careful. Identity theft is a problem in today's world and we all have heard horror stories of people who have fallen victim to it. Real Estate has not had a problem as far as I know and we all should watch out and protect our clients as it's our responsibility.

Every buyer will be writing a check for their Earnest money deposit and a copy will be sent to the listing agent. Just this week I received three offers on one of my listings and each agent sent the offer along with a copy of the check. Something I always do with my buyer clients checks before sending the offer is to make a copy of the check and then use a black marker to cover the account number and routing number before I send the copy to the listing agent, None of the agents choose or thought to do this so I blacked them out on my copies.

Another offer came in on a different listing of mine for all cash. The agent sent a copy of the check as well as proof of funds to show the buyer had the money to close the purchase. The proof of funds was two separate bank accounts and each statement showed the account balance along with the account number and the buyers name. The account number is not needed and I do not feel comfortable having that info in my office so I blacked it out.

Real Estate offices by and large are safe and the agents do a great job of protecting consumers information. My concern comes in when sending offers, and information, is I don't know who has access to other offices. I don't know their cleaning crew and who may have a key to get in or heaven forbid a thief breaks in. Call me paranoid but please call me cautious when it comes to my clients.

Crystal Balls and Real Estate: Most of the Balls are Dusty!!!!!

When it comes to Real Estate it seems everyone has an opinion or question. In today's market almost every day on TV, the Internet or in the newspaper you will get the opinion of a so called expert as to what's going on with the market and what the future holds. The experts hold their opinion as the Gospel Truth but in the scheme of things it's only an Opinion.

With so many different talking heads people throwing their so called expertise into the mix it's no wonder the consumers are confused. Last week on TV I so a reporter in a neighborhood with some foreclosures, REO, make a totally unfounded statement. She stated that one street in particular was going down by 6% every time a property sold. There were no statistics provided to prove the statement but she concluded that the area would go down another 18% real quick as there were three foreclosure properties on the market. Must be new math because in the Murrieta, Temecula and Menifee areas the market is stabilizing.

This past Saturday I held an open house on one of my Real Estate Owned, REO, listings in Wildomar. There was a total of 22 people come through the home, as it's very clean inside and out, and what I heard from the majority of them was total confusion as to the future of the market. Three folks in particular asked me what I saw in My Crystal Ball, as to when the market would turn around. Each of them are homeowners and they wanted to know when the values would go up again. All real estate markets are skewed in the sellers favor as it's only a good market when the values are rising according to the so called experts of the media.

Personally I disagree that this is not a Good market. If you are a buyer it is a Good Market. Prices have come down dramatically and interest rates are low. When I bought my first home in 1978, OK I'm getting old, my interest rate was 10% FHA and today it's around 6%. That's still a good rate and now many first time buyers are able to purchase a home and with the $8000 dollar tax credit it may be one of the best times in history to buy a home.

Since my crystal ball is dusty because of the changes that are taking place with the economy and the real estate market plus the bail outs I only know one thing for sure. If the government keeps printing money we will see interest rates rise due to inflation as the dollar loses value. It happened in the early 1980s and it may do the same in the near future. The result will be the home prices may fall but with higher interest rates the home buyers will be knocked out of the market.

If you are considering buying a home please consult with local Professionals, Realtor, loan officers and your accountant to see if this is a good time fot you.

We Wear Many Hats and I Just Got A New One.

Life is full of adventure and changes plus the fact that most of us wear many hats over the course of a lifetime. I personally am a husband, a father, a son, a brother, a friend, a Realtor and each hat brings a responsibility to others that I take very seriously. For those who know me understand I strive to be my best as I'm sure you do as well. Taking the time to Smell the Roses is a phrase that most of us have heard but at times have neglected to adhere too as we get busy thinking we will take the time at a later day.

Some things do happen that changes my perspective and this is the time in my life that I will enjoy every minute of the change. My wife Teri and I just found out we are going to be Grandparents for the first time not once but twice. WOW!!!!! What a difference a day makes and this is an adventure of a lifetime for me personally as I get a new hat named Papa.

May the 24th was the best birthday I ever had in my 53 years as they never meant much to me. On May 22nd we received a phone call from Justin, our Son informing us of the great news that Angela, his wife, is pregnant. Yippee!!!!!!. Teri had been after these two for years to have some kids!!!!!! I thought this will take a little time to sink in as we always had looked forward to this day and now it was here.

May the 23rd was a happy morning as we sat and had our coffee discussing the fact that a little one was on the way. In the midst of our morning our Daughter Renee and her husband Jon show up to join us in the celebration. When they handed Teri a card of congratulations on the upcoming birth of a grandchild grandchildren we nearly passed out from shock. That's right they are going to be parents and I guess I am on my way to becoming a Geezer.

Life is an adventure and at this point I can't wait to live some more of it. Change can and is a good thing that is to be embraced to the fullest. I for one am going to stop and smell Teri's roses a little more often instead of griping when she asks me to prune them. Now I need to go check out a Trike to putt around on as I can't get Two child seats to fit on my Harley.

Buying a Home In Todays Market: Sprint or Marathon?

If you listen to the media you have probably heard stories that there is a glut of properties on the market at this time. In some markets this may be well and true but the thing you must remember is Real Estate is local and not all areas are the same. If you are considering buying in Murrieta, Temecula, Menifee or the surrounding communities the inventory has shrunk to dramatically and we have many buyers looking for the best deals.

The choice you need to consider is how soon you want to move and are you ready to act quickly to make your offer. As we are in what has been traditionally been the buying season we are now seeing multiple offers on the best priced properties. People re getting frustrated when they find out they will be competing with other buyers but with the $8000 dollar first time buyers credit folks are taking advantage to achieve the dream of owning their own home.

If you are considering purchasing a Real Estate Owned (REO) Foreclosure be ready to act quickly. These homes are usually priced very well and receive multiple offers if marketed correctly. Making a low offer on one of these properties with in the first 30 days of being on the market is a total waste of time. On average they sell for more than the listing price when multiple offers are received.

On the other hand if you are not in a great hurry and can be patient you may want to look at Short Sale properties. In the case with these homes the seller is selling the property for less than is owed on the property and can be a great value for the buyer. The sale will be subject to the current lender accepting a lower payoff and it will take longer to get their approval than a normal sale. On average it will take 90 plus days to get an acceptance from the lender and to close escrow. Some go through faster but they are the exception.

Either way it is a good time to purchase a home and interest rates are at a historic low so buyers do have opportunities and options. Consider which option may be best for you then you need to have an experienced agent help you find the home that fits your needs. In both scenarios you need a Professional to represent you through the process and to protect your interest in the transaction.

Testing 123 Testing: Can You Hear Me Now?

Unless you have been in outer space for the past 2 years you already know many folks in Murrieta, Temecula, Menifee and surrounding communities in California are selling their properties via Short Sale. I will not go into the details of a Short Sale other than to say you need to sell your property for less than is owed to your current lender. The reasons can be varied, job loss, illness, divorce etc but the property needs to be sold. Choosing the right Agent is critical for your success and this little story will show you why it's so true in today's Real Estate Market.

Recently I received a Real Estate Owned (REO) listing ,that is a foreclosure property, from one of my banks. As usual the first thing I did with this assignment was to look into the Multiple Listing Service (MLS) for my area and see if the property had been on the market. It showed it was currently on the market in Pending status (in escrow) as a short sale.

When I went to check if anyone was living in the house I found it to be empty but there was a For sale sign and a lockbox on the door. Nothing unusual about my findings and after reporting to my Asset Manager who double checked the foreclosure I had my locksmith change the locks so I could gain access. Normal procedure with REOs and the house was in terrific condition.

Here is the ultimate tragedy for the previous owner of this home as they lost it to foreclosure. I called the previous listing agent,out of area, to let her know I would store her sign and lock box for her to pick up at her convenience. She immediately wanted to know when the foreclosure took place and why did the bank do a foreclosure since she had a Short Sale offer in to them.

When I asked when her offer was sent into the bank her response was approximately 120 days prior to my call. When I asked when was the last time she had spoken to the bank and had a Short Sale Negotiator been assigned to the file her answer was: I called when I received the offer and obtained a fax number to send the offer to the bank and I don't know about a Negotiator.

After a few more questions from me she admitted she never called the bank ever again to get this file through the Short Sale process. It was her belief it was up to the bank to contact her to get the process started and completed. This is total ignorance of the short sale process as Agents must stay on top of these files on a Daily basis to get them completed. The lack of knowledge in this case brought about the foreclosure that will stay on the sellers credit for many years.

Moral of the story is if you need to sell your property via Short Sale find a Realtor who knows the procedure and will get it done.

Could You Show Me Some Houses After You Finish Fixing My Car?

Purchasing a home is a complicated process and it's always best to work with a Professional Realtor who knows the market and the ins and outs of the procedure. Many people think Real estate agents are simply door openers by gaining access to properties that are on the market. Nothing could be further from the truth and why anyone would put what may be their largest single investment into the hands of someone who "tries" to sell real estate as a part time way to make extra money is beyond me.

Today I received a call from my grown son who lives in another state with his wife. That's always a good thing when the kids call the old guy just to say hey and let me know how things are going with them. Next month we will get to see one another at my daughters wedding and we got some of the details worked out. Then comes the Real Estate question that prompted this article.

Seems my son has a friend who at the ripe ole age of 21 decided he needed to buy a home of his own. Tim is a very smart young man to realize the benefits of owning a home but by not knowing how to go about it he may not realize that goal at the moment. Seems Tim made an offer on a property that was accepted by the seller and into escrow they go. Good thing!!!!! Lender says his bank can and will make the loan. Another good thing.!!!! Tim is told by his agent not to worry through the whole process as everything will be fine. He expected to get his keys this past Wednesday but oooops no closing. Bad thing!!!!!

Apparently the lender is having trouble fitting the loan into their guidelines as Tim cannot document all of his income. That happens sometimes but can at times be resolved if everyone works together. My son then asks me what could be done for Tim to get his home. Not knowing the whole situation and not wanting to stick my nose into others transaction I asked my son where Tim's agent was through out this whole process. Well it turns out Tim's agent is actually a auto mechanic at the dealership Tim works at and he promised to refund 50% of his commission at the close of escrow but he obviously does not have the time to keep up with real estate during the week. Bad thing!!!!!

I did tell my son how I would have handled this transaction but after all I work full time for my clients. Tim may have to start all over in his search for a home and hopefully he will work with a Realtor who actually has the time to work for his client and is not just wanting to make a few "extra" bucks with his hobby. He lost out once on a home he loved by greed in wanting back part of the agents commission and going with someone who does not understand nor respect our Profession.

There Are Thieves Living Amongst Us.

Times are hard for many people with the economy on a downward turn and the cost of living rising. In times like this I sometimes wonder if it doesn't cause some normally law abiding folks to rationalize a little foray into the darker side of life and become thieves as after all that's a foreclosed property owned by a big ugly bank.

One of my listings located in Murrieta California is a beautiful home and it is in terrific condition. The lender foreclosed on this property and the former owner moved out of state leaving the washer and dryer which were in near new condition. After the 18 day period for the previous owner to reclaim them they became the property of the lender. Boy did they look good in the upstairs laundry room and I used that in my marketing of the home.

We have received five offers on this home as of today and tomorrow we will have an answer as to which offer will be accepted. Today I receive a call from the agent who has the highest offer, he doesn't know that yet, asking where the washer and dryer went. That's news to me as they were there on Sunday when I did my check on this property. I went and spoke with some of the neighbors, didn't see a thing, and one of them made the statement that since it was a foreclosure what difference did it make if someone took them. Wow!!!!

Makes me wonder if this was an idle statement of one person or a change in the thinking taking over in our society. A thief is a thief and if it's not yours and you take something that makes you a thief. I hope this is not where we are headed as a Nation as my Dad taught us we would be dead meat if we stole and he found out about it. On the other hand maybe I think too much.

Most of us have foreclosed properties in our neighborhoods so lets all do our part to improve the housing problem. If you see someone removing things from one of these homes call the police and report a burglary as that is exactly what it is.

All in a Days Work: Murphy's Law.

Have you ever had one of those days when your just a step out of pace and things just don't quite work as well as you would like? The job gets completed but it could have gone a little smoother? My client is a commercial airline pilot who I will call Jim and his wife Sue flew in from the east coast on Friday to look for a second home. Jim was here on Monday and the temperature was 80 degrees. Perfect.

The car pictured here belongs to my lovely wife and she loves this car. Very seldom do I drive it as she thinks every time I use it something happens to "her" car. I will admit I bumped a curb and took a little paint off of one of those 22 inch wheels but it wasn't my fault when that semi truck blew a tire and I couldn't avoid running over the tread tearing off the front spoiler and turn signal. Body shop made it good as new.

Saturday morning I get to the office to go show Jim and Sue some properties. It rained Friday night but Robert, the office weatherman, says the storm in Southern California will miss our area in Murrieta according to the Doppler Radar and Roberts interpretation. Fantastic. Off we go to look at homes and guess what? Downpour. Robert would make a good weatherman as he was totally wrong.

On the way to the first house Jim says he must have eaten something that was upsetting his stomach. Turns out his tummy is sensitive but he's up to looking at the homes they choose. Arriving at Greer Ranch, a gated community, I roll down the window and punch in the gate code with no problem. We look at four homes then head over to Murrieta Heights to look at one more property.

Upon arriving at Murrieta Heights the rain has stopped. At the gate I roll down the drivers window to enter the gate code but I couldn't reach the keypad so I opened the door and entered the code and off to the house we go. Nice home and while we are there it begins to pour down rain. After 30 minutes Jim and Sue want to go back and see house number three so out to the car we go. Ooops! I left the drivers window down in the car and it's quite wet. Being the guy I am I need something to dry the seat and the control panel inside the drivers door. Well well my wife left a sweater in the rear of the car.

Remember Jim's upset stomach? While we are back at house number three Jim now has a big problem and needs to go to the restroom NOW. An emergency is an emergency and the one thing usually not found in vacant homes is toilet paper. I work hard for my clients and we were a few miles from a store so the quickest solution I could come up with was to go next door and see if I might make a purchase. The man who answered the door laughed his head off after I introduced myself and explained my problem. He didn't want the $5 dollars I made him take but it was my way of saying thank you for giving a stranger at his door a roll of toilet paper on a rainy day.

Sue called on Sunday to say Jim slept all the way on their flight home Saturday night and he is fine. They will be back next week to look at two more homes and make an offer but they were leaning towards the last home we saw. Fantastic. As for my wife she just shook her head and instructed me to get "her" car an interior detail and drop her sweater off at the cleaners.
