Many home buyers have become frustrated recently as they try to purchase a home as the foreclosure market has resulted in a market that produces multiple offers. Many a buyer has lost out to Investor buyers or folks who are paying cash and what they want is a home for their family and a fair chance to get an offer accepted by the selling bank or institution. Fannie Mae has recognized this so they have rolled out a program to address the problem and to give Owner Occupants the first opportunity to make offers on their REO (Real Estate Owned) properties.

Purchasing a Bank Owned Foreclosure, another term is REO, property is very different in many ways than a standard purchase. The sale will still proceed to escrow and Title Insurance, escrow instructions, funds deposited into escrow and things such as this will be the same. In a lot of ways things will be the same but buyers and their agents need to read the sellers addendum's and become familiar with them at the very beginning when your offer is accepted.

Fannie Mae has rolled out a new Pilot program with their current Cash For Keys (CFK) program called Cash Up Front Funds. The Pilot program will run for 75 days beginning May 3, 2010 through July 16, 2010. The way the program works is the Real Estate Broker is to inform the occupant of a Fannie foreclosure that 50% of the CFK is available Immediately if they agree to the CFK and need assistance to move from the property. All terms of the agreement must be agreed upon in writing for the occupant to receive any funds.

It Must be Human Nature for all of us to form an Opinion on many Subjects and without Having all the Facts. It also commonly happens to many folks in our perception of others without meeting the person or knowing all the circumstances of a particular situation and Attorneys argue this point everyday in courts across our land. Fannie Mae has recently sent out a directive to the Real Estate Brokers that list and sell the foreclosed properties in California currently held in Fannie Mae's portfolio informing us they are now raising the commission they will pay to Brokers who are representing buyers of their properties a full 1% of current levels.
It appears that Fannie Mae is anticipating taking in a large number of foreclosures in the near future and they want to sell as many properties in their current inventory as quickly as possible and apparently they have chosen to market to the agents with higher commissions but … (11 comments)
