homes: Ahhhh the Lock Box Issue Has Been Solved. Or Has It? If You Can't Get in Join the Association of Realtors. - 09/11/10 06:25 PM
On June 1,2010 the Multiple Listing Service (MLS) I belong to, IMRMLS has required all listings to have an electronic Supra lockbox to be present if there is a lockbox. Their reason is unknown to me but I suspect it is due to the complaints from agents who cannot get listing agents to return their calls for combo codes for the REO (Real Estate Owned) properties that typically have combination lockboxes on them. As a listing agent for my fair share of REOs I personally have always called back, if I didn't catch the call, to provide the combo as

My phone rings on a daily basis with folks who are interested in purchasing a home in Murrieta California and the surrounding cities of Temecula and Menifee plus Wildomar and Lake Elsinore. This is all well and good as our Southern Riverside County Valley is full of wonderful homes and offers a lifestyle second to none in all of California. From the Single "A" Lake Elsinore Storm Professional baseball team through the world renown wineries of Temecula to the fantastic fishing of Lake Skinner and Diamond Valley Lake plus 12 golf courses we something for all to enjoy. Much Has Been Written About ActiveRain Recently on the topic of it being a Real Estate site as opposed to a social site and many have given their opinion weighing in on both sides of the issue bringing valid points to each side but the debate will never be finished as ActiveRain is what each of us makes of it for ourselves individually. Most Multiple Listing Services (MLS) we all use across the country has a section only visible to Realtors for the listing agent to make comments about the property and in some instances you will see terms to present offers. With all the Real Estate Owned (REO) properties on the market at this time many agents and buyers are becoming frustrated with the Banks and the REO agents when trying to get offers accepted and many accusations have been made that things are not being done in a fair and ethical manner but some of the frustration can be overcome by simply reading

Three weeks ago I was assigned a foreclosed property in the La Cresta area of Murrieta Ca. by the bank that now owns it and the first thing a bank always asks is the property occupied and if not do a BPO ( Broker Price Opinion) and then a price will be set according to estimated value. No problem right? Wrong. When working with a bank owned property (REO) the agent is the eyes for the bank and I am always honest with my evaluations and very thorough in the documentation of my opinion of value and this property was no different than the
