It seems ethics for many Real Estate Agents and even their buyers has gone the way of the Dodo bird in this market. What folks don't seem to understand is not only are their actions morally wrong they are committing fraud and that there may be financial repercussions to be suffered. As far as criminal penalties I doubt that it will ever come to that as it's hard to substantiate. The newest situation I have encountered recently involves USDA loans in Menifee Ca. USDA will still make a 100% percent loan in certain areas and that, in my opinion, is a good thing

In Real Estate transactions it is not unusual for a buyer to ask for an item to remain and become a part of the sale that is actually personal property of the sellers. An example of this would be the washer and dryer or maybe the refrigerator or a statue on the lawn. Buyers should be careful when making such requests as many times the seller may get offended as they feel the buyers want "My Stuff" or there is sentimental value they may place on an item. There has been much discussion recently about calling the home seller when an agent calls and says they are "going to write an offer" for their clients. Most Real Estate Agents were not in favor of calling the home seller to relay this information but a few made valid points that the seller should be informed. I personally do not inform the seller of "a what if offer" as I was hired for my Professional abilities to keep them off of an emotional Roller Coaster. You can't take an "I'm Going to Write" offer to escrow. I'm going to win the Lottery

There is Much talk about the State of the Real Estate Market across the Country and Murrieta California is no Exception. It is a fact that the prices of homes are significantly down from a few years ago but are we in a 'bad' market? Depends on the source and the interpretation of the data that is available as perception is in the eye of the beholder. Interest rates for home loans are still low at 5%-6.5%, in 1978 I paid 10% for a FHA loan, so to some that may still be high but to people like me it's Cheap money

Real Estate transactions are complicated with much information being exchanged between the involved parties. Every buyer will be required to get a loan, other than cash purchases, and as we all know much information will be needed. Credit reports will be pulled, bank account balances will be verified and tax returns will be looked at. This is necessary to obtain a loan and you will be safe giving this to your lender. The problems can arise with other aspects of the transaction in my opinion. I haven't seen any bad things take place in the transactions I have been involved with

When I Began My Real Estate Career back in the 80s I was fortunate enough to work for a large brokerage with 700+ agents working within 7 offices and many of the agents were the Top agents in the country and my office was one of three that had a weekly caravan of combined new listings that we previewed together. I learned very quickly that one agent in particular was the top of the top and she was best friends with my office manager and they always went on tour together so I would arrive early every week and ride with them.

Three weeks ago I was assigned a foreclosed property in the La Cresta area of Murrieta Ca. by the bank that now owns it and the first thing a bank always asks is the property occupied and if not do a BPO ( Broker Price Opinion) and then a price will be set according to estimated value. No problem right? Wrong. When working with a bank owned property (REO) the agent is the eyes for the bank and I am always honest with my evaluations and very thorough in the documentation of my opinion of value and this property was no different than the

Seems everyone is talking Real Estate nowadays with the prices of homes falling and the large numbers of bank owned properties (REO) on the market but all is not gloom and doom as some are making it out to be as many people want to take advantage of the lower prices and favorable interest rates but they lack the money for a down payment or closing costs.
