realtor: Ahhhh the Lock Box Issue Has Been Solved. Or Has It? If You Can't Get in Join the Association of Realtors. - 09/11/10 06:25 PM
On June 1,2010 the Multiple Listing Service (MLS) I belong to, IMRMLS has required all listings to have an electronic Supra lockbox to be present if there is a lockbox. Their reason is unknown to me but I suspect it is due to the complaints from agents who cannot get listing agents to return their calls for combo codes for the REO (Real Estate Owned) properties that typically have combination lockboxes on them. As a listing agent for my fair share of REOs I personally have always called back, if I didn't catch the call, to provide the combo as

By now virtually everyone has heard the term 'Short Sale' when it pertains to Real Estate. Many of the things people heard were negative such as they take forever to close, they never close or that you will be wasting your time looking at them so many buyers would not even look at them. A few years ago there was some truth to all of these statements but the times have changed. Simply put a Short Sale is a property where the seller owes more on their loan than the homes value. Many home buyers make the fatal mistake of assuming that if a particular home has a Murrieta California address the schools must be Murrieta Unified School District schools. This not only happens within Murrieta but many cities across Southern California. School boundaries can and are sometimes different from city addresses because the home may actually be located outside the city limits in county areas. There are times when a city may Annex county areas into the city limits but the respective school district does not acknowledge it and change their boundaries. It is not a secret that home prices in Murrieta Ca. are down as we are no different than other parts of the country and this has created a mindset with many consumers that houses are selling for pennies on the dollar,especially if the property is bank owned (REO), and they want to go "fishing" for a deal.
