temecula: Why do Some Real Estate Agents Live on an Island of Their Own? Appraisers are not Your Enemy. - 08/07/10 07:53 PM
This post was inspired by Lenn Harley with her recent post on ActiveRain. Check it out as Lenn is one of the most knowledgeable Brokers you will ever meet and her honesty comes from years of experience.WE DON'T REALLY NEED TURF WARS ON ACTIVERAIN. WE ARE NOT IN COMPETITION. WE ARE SYMBIOTIC. Now I will admit I had to go look up the definition of Symbiotic as my major in school was graduating and getting a diploma. Look it up yourself. As a youth I was no different than you as I knew it all and all I wanted to do

temecula: Disclosure and the Institutional Seller. Foreclosure in Murrieta California. - 05/08/10 10:27 PM
In the State of California there are many disclosures Sellers of Real Property are required to make available to the buyer of their property. If an offer is accepted by the seller of a Murrieta California home the seller must disclose, on various forms, anything that may affect the homes value or desirability to the buyer. This applies to 'Regular' sellers and the forms used are but not limited too: Seller Property Questionnaire: This form is basically a yes or no form with questions like: !. Are there pets on the property? 2. Has the home been painted recently? 3. Big

temecula: Invitation from a Happy Client: You Bet I'll be There. - 05/06/10 09:49 PM
Over the years of helping people find the perfect home for their families it still gives me a thrill to be invited to their house warming parties. To be included with their extended family and circle of friends to show off their new home is a great honor that I cherish as they feel I'm more than just their Realtor. This is when friendships are formed and it's a great compliment to the effort I put into helping each and every client. Today I received an invitation from Jamie and her husband to come to their house warming/ pool party on

temecula: Time Is Running Out for the $8000 Dollar Tax Credit for Murrieta Home Buyers - 09/18/09 08:46 PM
Virtually everyone in the country has heard the Federal Government has been giving away free money not only to corporations but first time home buyers as well. As with all things an end of time will come and the $8000 dollar tax credit for first time home buyers is scheduled to end on November 30th of 2009. If you have not owned a home for the past three years you can qualify for this credit but time is running out quickly. Many home buyers have taken advantage of the credit to purchase a home in Murrieta, Temecula and Menifee California. Some of them amended

Have you ever had one of those days when your just a step out of pace and things just don't quite work as well as you would like? The job gets completed but it could have gone a little smoother? My client is a commercial airline pilot who I will call Jim and his wife Sue flew in from the east coast on Friday to look for a second home. Jim was here on Monday and the temperature was 80 degrees. Perfect. The car pictured here belongs to my lovely wife and she loves this car. Very seldom do I drive

temecula: I Have Much to be Thankful for this Year: My Clients and Much More. - 12/16/08 08:37 PM
With the Holiday Season upon us we all tend to reflect on the things we have to be thankful for in our lives. I am no different than anyone else but I would like to take a moment and thank a few of my clients this year for their trust and loyalty. With out them I would be out of business and all of my clients are special to me. Ryan & Tammy S. A wonderful newlywed couple who hung in there after making offers on three separate townhome properties in Murrieta. The negotiations and frustrations were well worth the effort

temecula: Murrieta, Temecula, Menifee California Home Sales Increase!!!! - 05/18/08 03:24 PM
The numbers are in and home sales in the Valley for the month of April 2008 increased 73% from April of 2007 and for the first time since the housing market took a downward swing the house sales were higher than sales in the same period for 2006 at the peak of home sales. Escalating home sales have some analysts predicting we have hit the bottom on declining values and with a leveling out on prices we my see an upturn in appreciation by the end of the year. Other analysts say with the number of homes on the market we might see

temecula: Bargain Hunters Are Taking Advantage Of The Market - 04/19/08 06:44 PM
Southwest Riverside County, which includes Murrieta, Temecula, Menifee and surrounding communities, has been flooded with bargain hunters taking advantage of the lower prices on foreclosed properties held by banks, (REOs) and the low interest available to them in greater numbers than ever before. Escrows closed on 522 homes in March and that is the largest number since August 2006 according to the local multiple listing service covering the region. The numbers rose by double digits compared with 2007 levels for January, February and March. Dataquick Information Systems reported that 56% of the homes sold in Riverside County Ca. were foreclosed properties held

temecula: Will My Offer Get Accepted? - 04/13/08 02:49 PM
So you have decided now is the perfect opportunity to purchase a home as the prices are down and the interest rates are favorable and with all the bank owned properties, REO, on the market in the Murrieta, Temecula, Menifee Valley area of California all we need to do is pick one, make an offer and call the moving company. Wrong!!! All of those statements as to price, interest rates and number of REO's are true but the fact of the matter is there are many people such as you competing for the best properties and the banks are receiving multiple offers

temecula: Mr & Mrs Consumer: Please Ask Questions - 04/11/08 02:15 PM
The latest statistics have been released by the Department of Real Estate in California and it should bring concern to anyone who will be selling or buying real estate now or in the future as for most of us our homes are the largest asset we posses. In The State of California 548,959 people have a real estate license and that works out to 1 license for every 67 people living in the state. With the number of home sales handled by agents in 2007 that translates into less than 1 transaction per licensee and 2008 will no doubt shrink those

temecula: Is The Real Estate Market Picking Up? - 03/16/08 03:41 PM
With all the media reports from the so called Experts we all have been hearing about recently on how bad the real estate market is and how it will continue to decline all I can offer is the market report for my primary area of Temecula, Murrieta and Menifee California. In January 2008 we had 49 properties go into pending status (accepted offers) and that was an OUCH month. In Febuary 2008 there were 338 properties that went into escrow. From March 1st 251 properties have gone into escrow and many of these properties had more than 1 offer so those
