Buyer Incentives - Gimmack or Generator of an Offer - 08/30/07 04:43 PM
 In my local market area we are feeling the crunch of the market shift.  I know there are many of you  have been living this for a while and I am sure have seen many different and creative ways to entice offers. 
 I was recently asked if I have seeing more buyer incentives from sellers (this is from a resale perspective vs builder).   Just to be clear, here are my thoughts on seller incentives.    To get the house sold you need to be in the top 3rd condition and the top 3rd price....period!

  Stewart Creek Farms is a newer subdivision near Almaville Road,   There are plans for a neighborhood pool to be built!  
  You need to see this great new construction home that is at a great price.  This house has a luxury feel, though has still all the basics of a great house to live.   The luxuries include: hardwood, marble, tile, granite, great light fixtures.  The great basics are; large size kitchen with lots of cabinets, large pantry, laundry with sink and cabinets and lots of closets/storage space.

Traceside Annual Labor Day Party - Bellevue, TN - 08/28/07 09:55 PM
 Traceside subdivision will be holding their annual Labor Day Party for residents, Sept 3rd, 2007 from          12pm-4pm.   This year is Traceside Carnival Style.  Food will be supplied by one of their favored caterers; Bacon and Caviar.  Cotton candy, popcorn, pretzels, hand dipped corn-dogs, face painting, balloon artist, Kiddy Moon and Bart the DJ will help add to the Carnival atmosphere.

  Traceside subdivison is located on the edge of Davidson and Williamson County in Bellevue, TN.  There are slightly less than 400 homes.  The homes are all brick and between 2000-4000sqft.  Homes were built between 1995-2000.  The community amenities are a Olympics size pool and baby pool with a lifeguard on duty during pool hours, a large playground and trash pick up.  The HAO is very active regarding what is happening in the neighborhood.  If you drive through the neighborhood you can see children playing and bike riding and residents walking with their children and dogs.
