There are several ways to calculate the market value of properties, of course, and particularly commercial properties.  In any market, but especially the current commercial market it's critical to get that value right if we intend to find a principal!
Investors are most likely to be picking up commercial buildings right now, and their chief interest will be in two things:
How much positive cash flow is there now? How much positive cash flow is realistic? What is the degree of risk involved? Valuating using cap rate and an income approach to value will provide good starting points.

There is ONE thing that is more work than getting the business cranking during a slow spell--and that is getting and keeping your personal energy flowing to meet those challenges (and staying grounded to meet them gracefully) when the action is fast and furious!
As it has been lately. And how cool is that?
There are times that, even though I am fairly physically active and take frequent breaks, I am stuck at my desktop managing my transactions and those of my agents.
In response, my posterior feels literally fused to the chair. I get glassy eyed and droopy. This cannot be good for my productivity.

There are some really amazing agents out there who help our clients, and honor us by entrusting us to help theirs. Every year I find new ones. So I have no favorites but many favorites, if that makes sense.
My office has always done a lot of referral business. Referrals are great - they cost virtually nothing to acquire and they multiply like rabbits. The leads are warm to hot and often preapproved.
We're always trying to be the best possible referral agency--incoming and outgoing.

WOW! I love guts. Big, happy, all-in, GUTS! Chutzpah. Cojones. Stones.
Check out this cool STORY about the owner of Facebook, a 23 year old who dropped out of Harvard to give his all to his dream, THEN took a huge entrepreneurial risk in turning down the mother of all birds in hand to see that dream through long-term.
Of course, he may be too young at 23 to understand the difference between 240 million and a billion dollars. I don't think I would have had any idea at 'half my age'.
