bullhead city commercial real estate: Good Agents Will NEVER Become Irrelevant, Extinct OR A Waste Of Money - 04/04/12 08:02 AM
A California broker wrote a post that got me thinking . . . In the post and a comment, he said, "When the service becomes available that allows the owner to represent themselves in an efficient manner - THEY WILL . . . when the service I envision becomes available the owners will have access to the information they need to represent themselves efficiently and the paperwork will executed online with unusual/exceptional provisions being reviewed by Real Estate Attorneys for a fee -- but these fees will end up being substantially less than the current commissions paid to Realtors." I tried

bullhead city commercial real estate: You Need To GET OVER What The Seller Paid For The Property! - 03/26/12 12:25 PM
I have a Facebook friend who markets a line of merchandise from a website. Recently, I saw a comment to one of her posts that rubbed me the wrong way. The commentor called her 'unethical' because the product she was selling had a sizable markup. He said he knew what she paid per unit, and it wasn't 'that much'. And he actually asked her to provide the product FOR FREE or at her cost! Now why on earth should a buyer expect a seller to take a LOSS? The product she bought in mass quantity, customizing each piece, using resources, time

bullhead city commercial real estate: Represented Buyers, Step Away From The Listing Agent--And Keep Your Hands Where I Can See Them! - 03/02/12 10:14 AM
It's fascinating to me how some consumers will negotiate themselves right out of a good deal. If you are interested in a property, and working with a buyer's broker (as you should be) . . . the single most counterproductive thing you can do is call the listing agent yourself and make an offer through them first--then return with 'your agent' to make a second, usually weaker offer. Consumers often think it's wise to 'feel out' the seller first--then they'll get a better deal using their own agent. (The second part is true--but the first part negates the second.) Some attempt

bullhead city commercial real estate: Bullhead City AZ Commercial Real Estate - Impress The Landlord With Your Business Plan To Get A GREAT Deal On Your Lease! - 01/28/12 02:45 PM
Bullhead City AZ Commercial Real Estate - Impress The Landlord With Your Business Plan To Get A GREAT Deal On Your Lease! In this competitive leasing market, one of the first questions prospective commercial real estate tenants ask is, "Is the landlord in a position to negotiate price and terms?" Lately, that's translated into: "How much free rent can I get?" One of the questions, conversely, that the landlord may wish to ask a startup, new-to-area or unknown (as opposed to a national franchise, or a well-established local business, for example) is "May we see a copy of your business plan?"

bullhead city commercial real estate: Bullhead City Fort Mohave AZ Commercial Investment Real Estate ~ Great Deals On Investment Land - 01/27/12 10:08 AM
Bullhead City Fort Mohave AZ Commercial Investment Real Estate ~ Great Deals On Investment Land In recent years, it was prohibitively costly to buy commercial land in Fort Mohave or Bullhead City, AZ. The best deals were in terrible locations. That changed dramatically as our Bullhead City AZ commercial real estate market corrected and building went on life support. However, building has ALREADY picked up in town (new buildings in Bullhead City for Goodwill Industries, Automobile Consulting Services, and Fort Mohave with Chase Bank, CVS pharmacy and others).Still, buyers who act decisively can enjoy these tasty treats from the 'salad

Bullhead City AZ Commercial Real Estate - Around Bullhead City - Laughlin NV Casino Drive Riverwalk We're entertaining some friends from the Midwest this week, and one of the things they've never seen that they - and you - MUST while visiting the Bullhead City area is the Riverwalk on the Laughlin, NV side of the Colorado River. Park your car at the Riverside Resort, or at the River Palms Hotel - the far ends of the Riverwalk. (Harrah's, on the far west end of Casino Drive, is inaccessible using this route.) You can stop for coffee, breakfast, lunch, dinner, cocktails,

bullhead city commercial real estate: Rejection Is Protection - In Our Business, Especially - 05/26/11 03:18 PM
I had a couple of offers come in on my Bullhead City commercial listings recently, and was really disappointed we were unable to negotiate either of them into a deal. Neither offer was geared toward a win-win but in a 'what's in it for me' outcome. Asking a lot, offering little. Such is the way of things. I did what I do, aiming to keep the proverbial ball in the air over a chasm the size of the Grand Canyon. :) To no avail. I understood, but still--when offers come in, we want to work them to a deal or

bullhead city commercial real estate: Conversation With A Fellow Broker . . . And The Important Things In Real Estate (And Life?) - 12/31/10 12:25 PM
I had occasion to call a local broker about one of our awesome Bullhead City Colorado riverfront home listings to find out how to show it and ask a few questions. He thanked me for calling him, and politely asked me if I had time, could he explain the property's information to me as if I were a buyer? I said, sure. I want all the info I can get. He concisely and factually explained good/bad/ugly about the property. No arm waving or bluster, no pressure or conditions, just info. Some I knew, but some I did not. So it was

bullhead city commercial real estate: Bullhead City AZ 86442 Commercial Lease On Acreage ~ 1655 Rainbow Drive - 10/02/09 03:37 PM
Here in Bullhead City AZ 86442, there are a LOT of office spaces for lease in great locations. The vacancy rate, depending on who you ask, could be anywhere from 20% to over 30% because of a flood of new builds during the 'boom'. But very few of the office spaces have warehouse space or a lot of parking to go with them. Or, if you can find something that does have both an office-showroom and warehouse-garage in Bullhead City, the location will disappear off the beaten path to less customer-visible off-Highway 95 locations. Many of the available warehouses in Bullhead

bullhead city commercial real estate: Speechless Sunday ~ Fall-izing The Spa - 09/20/09 06:48 PM
Although I LOVE 'Zep-Tember', it's not my favorite time of year till the Autumn Equinox hits (17:18 EDT on 9-22-2009.) Soon, temps will drop below three digits and central air will be replaced by the cool moist evaporative cooler air. We spent some of the weekend waxing and polishing the spa to enjoy (gotta wax it to 'help' our mineral-rich water find its way to the filter, not linger on the walls)...looks new but it has had a lot of use. Gonna pick up some green tea aromatherapy to dose up the bubbles. The best! :) Fall evenings soaking

bullhead city commercial real estate: Summertime On The River! - 05/21/08 10:46 AM
I am lucky and blessed beyond measure -- I live on the BEAUTIFUL Colorado River where summer is all about watersports and soaking sun with toes in sand. The most fun thing to do, I think, is float on a huge raft, with radio and cellphones in plastic bags. :) With my Blackberry which can retrieve faxes, browse MLS and all, it's easy peasy to continue to do business while we enjoy life on the River with our friends. I take pride in that we can ALWAYS be found and are always willing to help. It's a simple but very gratifying lifestyle here. So
