Buying a foreclosure is risky enough without the protection and assistance your own buyer's broker can provide.
Foreclosures offer few, if any assurances from the seller.
You'll sign away more than a few sticks from your 'bundle of rights':
Title may not be clear--or seller may only provide a limited warranty deed.
There may be mechanic's or workmanship liens recorded against the property.
Outstanding sewer or road assessments may add thousands of dollars to your 'bottom line'. (Many REO companies will ONLY pay the accrued fees DURING THEIR OWNERSHIP--not prior to their acquisition)

I have a new client but I almost didn't take him.
He started out with an email, declaring that he would pay 'no more than X' for [a lot more than he would find for that 'X'] and that it better have all these wonderful amenities and a great location to even pay that much. That everything was overpriced out here and he was an all cash buyer. What he wanted for what he wanted to pay in the area he wanted was going to be impossible.
My first impulse was to ignore him.

I am lucky and blessed beyond measure -- I live on the BEAUTIFUL Colorado River where summer is all about watersports and soaking sun with toes in sand. 
 
The most fun thing to do, I think, is float on a huge raft, with radio and cellphones in plastic bags.  :)
With my Blackberry which can retrieve faxes, browse MLS and all, it's easy peasy to continue to do business while we enjoy life on the River with our friends. I take pride in that we can ALWAYS be found and are always willing to help.

 
 
 
 
It's a simple but very gratifying lifestyle here.
