It is amazing, but there are still scare stories going around by email, and by word of mouth, that there is a new 3.8% sales tax on the sale of homes to fund the Affordable Care Act (popularly known as Obama Care). Unfortunately, it seems a lot of people aren't aware of the facts, so I'm going to try to explain it as best as I can. The number of single family homes sold increased by 39% (118 in 2012 versus 85 in 2011). The average sales price also increased by 10% in Highland Village. And, the average days on market dropped by 19%, decreasing from 104 days in 2011 to 84 days in 2012. The town of Flower Mound, Texas (just to the west of Lewisville) is another area in North Texas that saw significant growth in sales in the first 6 months of 2012, compared to the same period in 2011. The number of single family homes sold increased by 31% (580 in 2012 versus 443 in 2011). The average sales price decreased by 3.8% in Flower Mound. And, the average days on market stayed pretty steady, increasing from 92 days in 2011 to 98 days in 2012. I mentioned in yesterday's post about the market trend in Coppell that many areas in North Texas have experienced a jump in single family home sales in 2012. The city of Lewisville (just to the north of Coppell) is one of those areas that saw significant growth in sales in the first 6 months of 2012, compared to the same period in 2011. The number of single family homes sold increased by 30% (520 in 2012 versus 400 in 2011). The average sales price also increased by 2.4% in Lewisville. Many areas in North Texas have experienced a jump in single family home sales in 2012. One of the most popular cities in the area is Coppell. Even through the tough times, real estate sales seem to have remained steady in Coppell. Comparing the first 6 months of 2012 to the same period in 2011, there is only a difference of 1 home sold recorded in the MLS for the entire city of Coppell. The busy season is continuing to be very busy for home buying and home selling in the Lewisville/Flower Mound area. I'm seeing many cases of home sellers receiving multiple offers, depending on price point and location. Even though currently the demand seems higher than the supply, I haven't noticed a huge spike in home prices. Here in the North Texas area, we seem to avoid the big spikes in either direction, for the most part.
That means there are still good buying opportunities out there, and you can get a lot for the money, especially compared to some other areas … (2 comments)
