Single Women - 01/31/07 02:05 PM
Ok I just couldn't pass on this one. Maybe this post will help motivate someone out there! I was just reading an article on CNN about buying homes & it turns out that 22% of our buyers are Single Women. That's pretty cool if you ask me. Only 9% are single men.
Why do I think there are so many more single women buyers than men buyers?
For one, we mature faster. Hey, there are of course, exceptions to the rule but again, it's true.
Next, women like security. While a man could be content rooming with a friend forever a woman … (8 comments)

Lehigh Acres Home - 01/27/07 10:58 AM
This Lehigh Acres home was just reduced to an amazingly low price. While many new homes for sale in Lehigh Acres are the standard cookie-cutter home this one is different. Everything similar in square footage for the same & less money are all from 2 other builders. This one is unique.
It comes with solid surface countertops, upgraded appliances including washer & dryer! Also has tile throughout house - except bedrooms.
Not to mention this home sits on a nearly 1/2 acre parcel of land  - rare in our area where homes typically sit on 1/4 acre of land.
Only $214,900! Never Lived … (0 comments)

Realistically, your house WILL Sell... - 01/27/07 10:06 AM
An article in our local newspaper shares a success story of a local Cape Coral homeowner. This particular home owner was a - For Sale By Owner - who realized he needed professional assistance to sell his home. A Realtor came to his home & explained the local market & advised that he'd have to drastically reduce his asking price.
Luckily the home was in great showing condition & in a good neighborhood. Within a month they had an accepted contract. Pretty good outcome.
Remember,
PRICE the property correctly in this market....hopefully your home is in better condition & location than the other … (0 comments)

Technology & Us - 01/26/07 03:24 PM
Being an e-PRO I consider myself fairly tech-savvy. Ok, way before that I thought the same. I started building webpages in high school for goodness sakes. That being said....
Don't you just want to go crazy when you have a technological malfunction?
I DO!
2 days ago I made an appointment with a prospective buyer. As I was typing the appointment into my "oh so fancy" TREO the thing reset itself. Ok, I go back to the calender to start again. But oh $%!%$!, everything is gone. No, not just what I was working on at the moment, but ALL of my appointments, all … (17 comments)

Lease Option for bruised credit - 01/25/07 06:52 AM
With the market shift over the last year we are seeing many first time homebuyers buying homes. This is great for our real estate market. When first time homebuyers are able afford homes I'm happy. The past 2-3 years most could not afford a house here, unless they shared expenses with someone.
Things change. We have experienced at least a 20% decrease in home prices over the last year.
Honestly, I feel like we have about 10% to go down.
"Oh, no, should I wait to buy?"
my answer to that is "NO".
Why?
"Because right now at the present time you … (2 comments)

Vacant Land in Cape Coral - 01/02/07 10:50 AM
I have been receiving many inquiries as to the local vacant land value here in Cape Coral, Florida.
Here are the 3 top questions I've received & my responses below as well.
1Q.  Why is my taxable value so high in comparison to current market value?
2Q.  When will the market go back up?
3Q.  Should I sell or should I wait?
1A.  The values for the taxes are for 2005. In 2005 many off water lots sold up to $100,000. We pay taxes in arrears so the bill you have now is for 2005 & the one you received in 2005 was for 2004. The … (0 comments)

Oh Happy New Year - 01/01/07 02:37 PM
With the new year I hope you have set new goals for this year that are above & beyond last year's goals (that you achieved also - right?).
That being said please make them
1) reasonable
2) attainable
3) motivating
3) an improvement from past years
4) balanced
5) positive
For instance if you make a goal to make $250,000 this year - that's probably reasonable. It's up to YOU if it's attainable, sounds definitely motivating, possibly an improvement (I know to many that would be going down), balanced? well that depends upon what your other goals are & yes positive for sure. But now that financial goal needs … (4 comments)
