First of all I do not believe that any real estate agent should list a home as a short sale without having done some research first.
 
 
Research
 
You should have a preliminary title search done to determine if there is a second mortgage or any other liens on the property. Determine who the owner(s) are.

Next, you should collect all of the necessary paperwork that the lender will require for their short sale package. (Some banks require less/more documentation but this is a very ‘standard’ list)

·         Take multiple photos of the property – the good and the bad. Obviously use the prettiest photos for your marketing material but disclose any known defects. The bad photos are good to show the seller’s lender.
 
·         Put an electronic lockbox on the front door or hidden if seller/tenant prefers. Agents that have to pick up a key or schedule to meet an owner/tenant/agent are WAY less likely to show that home. Especially in this current buyer’s market. Yay, Showings and Offers!
 
You get showings, and now an offer comes in. GREAT! How do I think offers on short sales should be handled? Like any other sale.
 
            Present all in a timely manner. Encourage your seller to make a decision asap. If they like the offer, have them sign the contract. We require all contracts to be on the Far/Bar As-Is contract along with the Short Sale Addendum. We also require a bank letter of funds available or a pre-approval letter and a copy of the buyer’s escrow check.

            Ok, now back to the seller’s bank. You should have already spoken to the bank(s) to know exactly what to send and to where. Create a nice coversheet detailing the borrowers (that’s your seller) Property Address, Name and Loan #. Include page #s like a table of contents. Include the contact for the BPO/Appraisal. Include a preliminary Hud1 (get from your title company), updated financial if out-dated, comparables and property history of the property. Send this and call the following day to verify. So I briefly looked at Brad's newest blog about these cool new 'outside' blogs that ActiveRain is providing.
I clicked on my 'outside blog' tab and got to work. That was at 8:38PM. I wanted to time myself you see.
I changed my meta tags and desciption to better fit my target audience.
Then I added one of my domain names in. It says it may not work for up to 72 hours, I'll let you know when it is up. The Domain I used is: BUY-CAPE-CORAL-REAL-ESTATE.COM. (still not finding it).

Is Your Condo Association Facing Foreclosure? - 06/16/08 10:27 PM
Be careful when buying a condo. The association could be facing foreclosure. Tonight on the news they found many local condo developments now facing foreclosure. It isn't just affecting Sally Homeowner anymore. These are entire communities. Most condo documents have a provision allowing them to assess individual owners for this deficit. Sound familiar?
Anyway, make sure you read those documents carefully and get a copy of the most recent financials and last few meeting minutes.
Worried about financing a condo? According to a Ft. Myers loan officer, you should be.

Cape Coral Gulf Access Short Sale - SOLD - 06/12/08 08:48 PM
Cape Coral Real Estate - SOLD | Cape Coral Short Sale
Today we closed on another short sale here in Cape Coral, Florida. This was a beautiful new home on a gulf access canal. The home has 4 bedrooms, 3 bathrooms, a 3 car garage and an inground pool.
The previous owner had built the home and had a mortgage of $808,000 on the home.
We listed the home for sale at market value and made price reductions as necessary for today's market. 
We received an offer on May 6, 2008. The seller signed off on the offer on May 9, 2008.

Ceitus Boat Lift Being Removed - What do I really think? - 06/11/08 10:46 PM
The boat lift in NW Cape Coral is currently being removed. This WILL give boaters a more direct access to the gulf of mexico. It was already gulf access. Now, for the time being, it is just easier and quicker to get out to open water.
They are conducting an environmental study for at least a year to see how this effects everything. Then they may or may not put up another lift or something else.
So question, do I think this can help home sales in the area? Of course. I think if buyers see how their access just became … (1 comments)

Friday we closed on another short sale here in Ft. Myers, Florida. This condo was located in Seven Lakes.
Seven Lakes is a beautiful community in Ft. Myers, Florida. A very active 55+ community with an 18 hole golf course. The community also has several heated pools, bocce, shuffleboard, tennis courts and an awesome community center.
Anytime you drive through this community you'll see people out and about. The residents just love to keep busy here. Everyone is so friendly.
