Today we were a sponsor at the Red, White and Boom here in Cape Coral, Florida. First of all, let me say that this year's event was SOOO Much better than last years. Well besides the flash rain we had.
We were able to meet so many new people today. It was a lot of fun. We had candy for the kids, fans for everyone and we even had a raffle for a digital camera - we'll be choosing a winner on Monday!

I really can't believe that so many people conduct their business without one. I have written a business plan each year since I got started in real estate.

Unfortunately it wasn’t the best perception of Cape Coral, Florida. So here’s my take….
Prices are down – yes. They are down. Why? Because investors, I mean speculators tripped over each other to put money down on houses, land & new projects in 2004-2006, peaking in 2005. People who had no information about the area other than “my buddy made some money in Cape Coral real estate” started buying houses here.

Update: Considering a short sale?
Well it appears they are still on the rise here in Lee County. Yes folks, we have many foreclosures here in Lee County.
Am I surprised by this? NO.
A recent article in the news-press.com sites 1,232 foreclosures filed in August of 2007. In July there were only 1,045.
Building permits are also way down. Only 63 permits for single family homes were issued in August of 2007. This is the lowest number since November of 1981! Wow!
So is the sky falling? NO.
The market is readjusting. First time homebuyers can now buy NICE houses … (10 comments)

Lee County, Florida Property Taxes <!-- body,td,th { font-family: Georgia, Times New Roman, Times, serif; font-size: 16px; color: #003399; } --> If you own property in Lee County, Florida you should have received your new trim notice.
If you do you would have noticed a pretty significant decrease in your taxes.
I think the biggest reductions are on vacant land.
FYI, vacant land in Cape Coral maxed out in 2005 about $90-100,000 & decreased in 2006/2007 to about $25,000 for the same lot worth $100,000 then. Mind you, vacant land in Cape Coral had values of $1,000-5,000 from … (3 comments)

My suggestion to the looming mortgage problems.....is seller financing.
Why? Soon many would-be home buyers will not be able to obtain financing to buy a house. Lenders are tightening up as investors are being more cautious with lending.
Would be home buyers will either be renting or buying with seller financing.
There are many options to seller financing.
You could offer part or all (depending upon your current mortgage) of the financing to the buyer.
You could offer to sell the home on a lease option or lease purchase. This could assist the buyer into fixing up their dinged credit, earning more income, saving a substantial … (2 comments)

I just got back from an exciting lunch in Cape Coral, Florida.

Well now that school is officially out here locally many people are considering buying a new home in time for the school year. This includes those relocating from other areas, those moving within the Lee County area & those currently renting & ready to buy.

Wow, I just read an article in the Ft. Myers News Press about a local builder who is removing windows, doors, appliances, etc from brand new homes being built in Cape Coral.
The builder is stating that they are removing the items to prevent them from being stolen while the owners are not happy with it.
As the market continues to shift here in Cape Coral many investors who built new homes cannot afford them.

My earlier post about us needing rain has been answered. We had strong storms yesterday & right now it looks like rain outside. This comes after a very dry season & brush fires abounding.
Hurricane Season starts in less than 2 weeks. They are predicting an active season with at least 1 major hurricane to directly hit Florida. We've already had one named storm, 3 weeks prior to the start of hurricane season.
But we needed the rain so we are thrilled about that - this time.
