Cape Coral short sales are still abundant in and around Cape Coral, Florida. I've been personally handling short sales in SW Florida since the end of 2006. June 1 is the first day of Hurricane Season.
This year is predicted to be a busy hurricane season. The official NOAA predictions are as follows:
“We estimate a 70% probability for each of the following ranges of activity this season: 14-23 Named Storms, 8-14 Hurricanes 3-7 Major Hurricanes An ACE range of 155%-270% of the median.” (from http://www.cpc.noaa.gov/products/outlooks/hurricane.shtml)
NOAA is clear to state that they DO NOT make landfall predictions. They are unable to predict landfall until a few days out.

Cape Coral real estate is moving. You really don't want to miss the boat here. We have about 5-6 months of inventory in Cape Coral right now. That puts us in a 'normal' market. Many of the bank owned properties are actually selling for ABOVE list price. This is because we have so many people searching for Cape Coral real estate from all over the country & world! When something really great comes on the market priced right the listing agent can expect 5-10 offers in the first couple of days.

Yesterday I was asked this question 2 times. I have only been asked this question once or twice before. But since the question came from 2 different individuals in one day I figured it might be on others minds as well.
Is everything so cheap in Cape Coral because the Hurricanes wiped everything out?
Cape Coral, Lehigh Acres & most of SW Florida has a high amont of Foreclosures at the present time.

Did your listing agreement for your Cape Coral or Ft. Myers property expire last week? Do you still need help to sell your property?
I ask because today I received several phone calls & emails from Fort Myers & Cape Coral homeowners asking for help. For whatever reasons their house, condo or investment property didn't sell. I checked in our MLS and in the last week 1,198 residential homes in our local MLS (multiple listing service) EXPIRED!

Cape Coral Foreclosures Stopped - Here are the FACTS.
Cape Coral, FL Florida Governor Charlie Crist along with the Florida Banker's Association and Florida Credit Union League urged banks and credit unions in Florida to put a halt on Foreclosure activities for the next 45 days.
Some banks and credit unions agreed to NOT file any new Foreclosures on primary residences in the state of Florida for the next 45 days (as of Dec 2, 2008). They will also NOT be scheduling sale dates either.
