Cape Coral Foreclosures Stopped - Here are the FACTS.
 
Cape Coral, FL Florida Governor Charlie Crist along with the Florida Banker's Association and Florida Credit Union League urged banks and credit unions in Florida to put a halt on Foreclosure activities for the next 45 days.
 
Some banks and credit unions agreed to NOT file any new Foreclosures on primary residences in the state of Florida for the next 45 days (as of Dec 2, 2008). They will also NOT be scheduling sale dates either.

I'm a firm believer in only addressing a problem if you have the solution. The recent blog I wrote about Countrywide short sales sure caused a lot of comments, emails and phone calls.

Many of the houses we have listed for sale are in a pre-foreclosure situation right now. That’s ok, we do have experience with short sales.
 
But we also have many pre-foreclosure homes with tenants in place. No, we didn’t place the tenants, we don’t think that is right, they were already there & typically prior to knowing about any type of pre-foreclosure issue with the owner.

Last week I was out showing a buyer customer of mine some nice homes in a local waterfront gated community.
Most of the listings in this particular section of the community were listed as short sales. The short sale listings ranged from $280,000-400,000. Most were in the mid 300s.
None had recently sold. The ones that were not short sales were well over $400K.
When I called the listing agent with the least expensive unit to inquire about where they were at in the process he told me they were just waiting on an offer to submit to the bank. I asked … (17 comments)

I'm currently working with buyers who are looking for .... what else...A GOOD DEAL. They are stuck on buying a bank owned or short sale property though. Problem is much of what they've looked at needs a ton of work & it is taking weeks to get any responses back from the banks.
I've suggested nicer homes to make offers on where we can negotiate directly with the sellers.
Why?
