I just wanted to let everyone I am alive and well in Cape Coral, Florida! Wow, what a run we have been on the last 3 months. It is like someone turned the faucet back on and we haven't stopped since. It seems that every home on the market is in a "multiple offer" situation and they are looking for "highest and best"! As we get ready to celebrate Thanksgiving here in beautiful Cape Coral, many buyers and real estate agents in our marketplace do have reason to give thanks this year! Reports out this morning show that the sale of single family homes in Lee County rose 78% from the same time last year! There were 720 single family homes sold in October up from 405 last October! Condo sales were up 48%! This increase is due to the fact that the median price for a single family home in October was $139,500 a drop of 42% since last October! With the stock market on

Baby it's cold outside! We woke to temperatures in the 40's this morning! Brrrrrr! Nothing to worry about though, it is already up to 70 and headed to 80 again by Friday! It was actually refreshing this morning and it is always fun driving around Cape Coral and looking at people dressed like it is 20 below wearing hats, mittens and even ski jackets!! Greetings from beautiful Cape Coral, Florida! The latest numbers are out for our area sales in August and depending on your perspective the news is either good or bad! For Realtors the numbers are great because sales increased by 32% from this time last year! There were 684 sales which translates to 1368 transaction sides. It was reported as the largest year over year increase in Florida! For sellers the news was not so encouraging because the median price dropped to$146,900 from $250,800!! Although there are still 15,000 homes on the market it is encouraging to see the increase in sales

Just a follow-up to my post on short sales! We have just gotten word that we have successfully entered into a contract for one of our buyers! Let me share with you the details on this particular deal! Our buyers previewed this home on our Listingbook service and when they arrived in Southwest Florida from my old home town, the Bronx, New York they were anxious to see this home. It was one of the first ones we had on our schedule and after looking at 2 others it was clear to me that that home was going to be the one!

I have been reading post after post on the frustration of short sales! And yes I agree they are not easy and very frustrating at times! Here in beautiful Cape Coral, Florida we have literally thousands of homes listed as short sales! We have found that patience is the key and if your buyer is willing to wait it will pay off! Within the last week we have been able to close on 3 short sales for our buyers! The average time from making the offer to closing was 3 months! If you really think about it that is not bad

Once again I was reminded last week of what a wonderful career I have chosen! Business is booming and agents are busier than they have been in years! Just being around the office and seeing all of the activity and smiling faces is exciting! This passed week we closed quite a few transactions but I noticed a trend that is starting to develop! 5 of our closed transactions were for first time home buyers! Does anybody else feel the way that I do when you see the look on their face when you have finished the closing? That look is PRICELESS!

I just want to keep everyone informed of what is really happening in our little corner of the world, Cape Coral and Ft. Myers! This "dead" real estate market that everyone is telling you about, must have been kept secret from the agents in our office! Why? Well this week, a historically slow week, has been awesome. We processed 10 commission checks this week for 10 different agents! The largest of which was $27,000 and that was just for the buyers side! That is a pretty good year for a lot of agents and considering he is on a 95% split

The newspapers say there is "Blood in the Streets!" The evening news says,"It is a terrible market!" The 11 o'clock news says,"Foreclosures are at record numbers!"
