We had one bright spot in the foreclosure mess.  Folks that couldn't afford their first home have had an opportunity to buy an affordable home at the bottom of the market. GREAT!  We also have had a run of folks buying their second dream home.  Again because it is affordable.  GREAT! 
 Enter the banks into the scenario:
 First, they were the greedy culprits that led us into this huge mess.  Can you say "predatory lending"?

Inventory is continuing to reduce. That is great news for the economy.  If you are looking for your piece of paradise, it is time to BUY!  Hesitate not!  The word has spread and folks from all over the world have come to buy their dream in SW Florida.  The national news talks about the amount of foreclosures in our area.  They are such amazing deals.
 Plus, First time buyers can snag $8,000 in government money. This is huge!

Buyers are giddy with their deals.  I won another one but we had to up the ante to get it.  Was it worth it?  You bet it was.  We looked at 25 homes.  20 homes were in need of much repair.  Unfortunately you can't tell that on the MLS.  There is no smell-o-vision as yet.  Plus agents don't necessarily take pictures of the bad stuff.  Those homes will be great for the fixer upper contractor guy.

 We were supposed to close a bank owned home today.  Last week I checked with the bank's title company which is out of the area.  They said the County was slow to record the title, but they expected it soon.  I checked Monday with the county and found that the bank had bought the property back 6 weeks ago. My question was who dropped the ball. Why wasn't this title changed to the bank?  After some digging I found out that the transfer tax of $.70 (yes the number is seventy cents) was not paid so it was just sitting there not being recorded. If … (5 comments)

Obama is coming to SW Florida.  Is this a good thing or more bad? He is trying to sell his stimulus package. Is he using us or helping us?
 People are lining up for tickets to see the man of change.  Well, I doubt he is handing out checks like "The Millionaire"; Remember that TV show?  He is coming to highlight just how bad things are in Lee County.  More focus on bad. The New Yorker this week and the New York Times are just continuing a slam on SW Florida. I know that disaster sells news.

The agents and the public are being inundated with short sale information.  This crazy market is like liquid mercury.  Ever break one of those glass thermometers?  I did as a kid. I held it in the steam of the old vaporizer and POW it broke; just like our real estate bubble.  It is nearly impossible to pick up the mercury.  As you try to pick up the mercury pieces it divides into more pieces and on and on. In short, it is a mess that takes patience and persistence to master and clean up.

foreclosures: BPO lists of asset managers - 08/12/08 10:17 AM
Be careful out there.  We seem to have a bunch of Active Rain people selling the same list for $99.  It is not a list to the asset manager.  It is to the same old list of companies that work with asset managers.  This isn't helpful at all.  It is just the same list. They are not taking anymore people in our area and I bet lots of other areas too. Yuck!

It is a fascinating world of mortgages.  I find that you need to be an accountant to be able to compare the figures and loan costs between lenders. They can quote a great rate but then have huge back end fees that are amazing.  Then they try to justify by saying they are normal.  NOT!
Many of these banks with foreclosures are asking the buyer to be pre-qaulified thru their lender or in the case of Countrywide (themselves).  I actually had an agent ask my buyer to fill in their social security numbers on a form that I was to fax … (0 comments)

There are a ton of Foreclosures still to come.
The on and off again market.  Wow, just when you thought we were out of the woods we are back in deep weeds.  Just as we think we are stuck in the mud mire, it opens up again.  I'm getting a nervous tick. Off again on again.
