Well....I did it...I 'dumped' the blackberry for the iphone.

I had been debating for a long time and googled 'what is the best phone for a Realtor' at least a hundred times.

What was I thinking for waiting so long?  A new world has been opened for me.

In the short time that I have had the iphone, I can't tell you how many times I've pulled my iphone out when a customer has asked me a question....

What direction is the back of the house? (compass)

How much is that house (as we drive by)?  (Realtor.com)

Where is the closest Starbucks? (aroundme)

Can you share that contact phone number with me? (Bump)

What is the average weather here? (weather channel)

Not to mention...keeping my grocery list on my iphone....dictating a message and having it be sent directly to my email (Dragon Dictation)....listening to my favorite music (ipod or Pandora).

A ‘normal' real estate market (if there is such a thing) has an absorption rate of 6%

When is it a buyers market?  When the absorption rate is over 6 %

When is it a sellers market?  When the absorption rate is under 6%

 First, what is a lis pendens?  A lis pendens is a written notice that a lawsuit has been filed with the courts concerning real estate. You could kind of call it...one of the first indicators of a possible foreclosure.

 Everyone's talking about foreclosures.  Are they slowing down?  Will there be a new wave?

 It is important to keep in mind that not every lis pendens filing will turn into a foreclosure but I've been watching the overall numbers for a while now...waiting for a sign.  You tell me what you see......

One of the great pleasures of living in SW Florida is the opportunity to grow exotic fruit.  In my garden I grow figs, mangos, pineapple, avocado, and of course the gorgeous banana.

A good friend gave me a few shoots of her Lady Finger banana tree about a year ago and one has produced a heart.....now I just wait for the bananas.
