Need a life?...
Over a year ago my sister sent me an email invitation to be her ‘friend' on Facebook.  When I got the invitation I thought, "Facebook is for kids" and deleted it.  A month later I got another invitation from someone else.  Delete! After all what could a social media site do for me? 

 Finally after some sisterly arm-bending I surrendered.  Signing up was an easy process...filled in some info....picked a few settings and I was on my way.  Let me tell you it's been a fun party ever since.   Where else can you go at 2:00 a.m. … (13 comments)

Tell me what you would do? 
You are out showing buyer clients a few properties and you stop at the next home on the tour.  You unlock the door and your clients proceed inside to view the property.  3 minutes later into the house walk another couple.  They tell you they are working with Susie Q (their Realtor) but she is not available to show them properties today and they really wanted to see the house.  "Do you mind if we just walk through?"
 What would you do?

Guess who's coming to dinner....
 This little {{BIG}} fellow showed up on my driveway just minutes before my guests started to arrive for a party.
 Poor guy......no party for him......too ugly to get a date so he continued to stroll down the street before heading back into the water.
Cape Coral is full of wonderful sights of nature.  Every day is an adventure.

5 years ago I was 20 years younger...
It hasn't been easy working in the real estate profession for the past couple of years but it sure has been rewarding.  We changed from a ‘go go' market, to an ‘ut oh' market, and short sales everywhere in between

 The area north of Pine Island Road and West of Burnt Store Road is a wonderful Gulf Access community of waterfront and off-water single family homes, condominiums, and gated communities.
 It's vicinity to Pine Island and Matlacha Pass make it a true nature lovers dream; yet offers all the amenities of shopping, restaurants, art galleries, and every comfort of living in Paradise. 
 With Punta Gorda just north, the NW area provides access to Route 75 running north to the Georgia border and south to Miami.

What was I thinking?.....last nights Oktoberfest.... - 10/18/09 07:25 AM

Ashamed to admit it...but I had never been to the Cape Coral Oktoberfest until last night.  What was I thinking?  Well...maybe I work too much...but that story is for another blog.
 This year the Cape Coral Oktoberfest is held two weekends in a row...October 16-18 and 23-25; 4pm to midnight Fridays, noon to Midnight Saturdays, noon to 9pm Sunday...at the German American Social Club, 2101 Pine Island Rd, Cape Coral, FL.

You can have some of this AWESOME weather too but you better hurry.  Paradise is selling fast! 
There are currently:
          2113 single family homes for sale in Cape Coral, FL
                  (November 2008 this figure was over 4200)
          1599 homes have sold in the past three months
 That leaves us with an absorption rate of: 3.9 months  
What does that mean? 
Let's say that not another house went on the market.  How long would it take to sell the existing inventory?  Only 3.9 months....

Like a five year old in the backseat......
We have now found with the invention of the internet; that a Real Estate market can change on a dime.  We've seen the Stock market change on a dime too (many times before). 
But a Job market?  It's a slow moving market that has presently picked up way too much speed (in the wrong direction)....It usually does not change on a dime....what will happen is unemployment claims will start to slow down....jobs will then stop being lost (stabilize)...and then slowly the Job market will move in … (4 comments)

There is nothing worse than having to call a customer and say, "You know that house you were interested in?  The one you were considering putting an offer on....?  The one you loved....? Well it just went under agreement with someone else."  {{GULP}}
 In changing markets Realtors have to reveal, explain, and educate their clients.  Not so easy.  How do we say, "You better hurry on this one" when for the last several years it's been a buyers market? 
Southwest Florida is seeing some changes.  Let me explain:
