      <title>What is your favorite iphone application?</title>
      <description>&lt;p&gt;Well....I did it...I 'dumped' the blackberry for the iphone.&lt;/p&gt;
&lt;p&gt;I had been debating for a long time and googled 'what is the best phone for a Realtor' at least a&amp;nbsp;hundred times.&lt;/p&gt;
&lt;p&gt;What was I thinking for waiting so long?&amp;nbsp; A new world has been opened for me.&lt;/p&gt;
&lt;p&gt;In the short time that I have had the iphone, I&amp;nbsp;can't tell you how many times I've pulled my iphone out when a customer has asked me a question....&lt;/p&gt;
&lt;p&gt;What direction is the back of the house? (compass)&lt;/p&gt;
&lt;p&gt;How much is that house (as we drive by)?&amp;nbsp; (Realtor.com)&lt;/p&gt;
&lt;p&gt;Where is the closest Starbucks? (aroundme)&lt;/p&gt;
&lt;p&gt;Can you share that contact phone number with me? (Bump)&lt;/p&gt;
&lt;p&gt;What is the average weather here? (weather channel)&lt;/p&gt;
&lt;p&gt;Not to mention...keeping my grocery list on my iphone....dictating a message and having it be sent directly to my email (Dragon Dictation)....listening to my favorite music (ipod or Pandora).&lt;/p&gt;
&lt;p&gt;Ok....now it is your turn....give a newbee iphone user some help....&lt;/p&gt;

&lt;p&gt;2525&amp;nbsp;single family homes for sale in Cape Coral, FL&lt;/p&gt;
&lt;p&gt;1582&amp;nbsp;homes have sold in the past three months&lt;/p&gt;
&lt;p&gt;That leaves us with an absorption rate of: 4.7 months&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What does that mean?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let's say that not another house went on the market.&amp;nbsp; How long would it take to sell the existing inventory?&amp;nbsp; Only 4.7 months....&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Rule of thumb:&lt;/p&gt;
&lt;p&gt;A &amp;lsquo;normal' real estate market (if there is such a thing) has an absorption rate of 6%&lt;/p&gt;
&lt;p&gt;When is it a buyers market?&amp;nbsp; When the absorption rate is over 6 %&lt;/p&gt;
&lt;p&gt;When is it a sellers market?&amp;nbsp; When the absorption rate is under 6%&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You can have some of this &lt;strong&gt;FABULOUS&lt;/strong&gt; weather too but you better hurry.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;First, what is a lis pendens?&amp;nbsp; A lis pendens is a written notice that a lawsuit has been filed with the courts concerning real estate. You could kind of call it...one of the first indicators of a possible foreclosure.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Everyone's talking about foreclosures.&amp;nbsp; Are they slowing down?&amp;nbsp; Will there be a new wave?&lt;/p&gt;

      <description>&lt;p&gt;One of the great pleasures of living in SW Florida is the opportunity to grow exotic fruit.&amp;nbsp; In my garden I grow figs, mangos, pineapple, avocado, and of course the gorgeous banana.&lt;/p&gt;
&lt;p&gt;A good friend gave me a few shoots of her&amp;nbsp;Lady Finger banana tree&amp;nbsp;about a year ago and one has&amp;nbsp;produced a heart.....now I just wait for the bananas.&lt;/p&gt;

      <description>&lt;p&gt;Lee County Lis Pendens filed.........&lt;/p&gt;
&lt;p&gt;&amp;nbsp;First, what is a lis pendens?&amp;nbsp; A lis pendens is a written notice that a lawsuit has been filed with the courts concerning real estate. You could kind of call it...one of the first indicators of a possible foreclosure.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Everyone's talking about foreclosures.&amp;nbsp; Are they slowing down?&amp;nbsp; Will there be a new wave?&lt;/p&gt;

&lt;p&gt;There are currently:&lt;/p&gt;
&lt;p&gt;2298&amp;nbsp;single family homes for sale in Cape Coral, FL&lt;/p&gt;
&lt;p&gt;1679&amp;nbsp;homes have sold in the past three months&lt;/p&gt;
&lt;p&gt;That leaves us with an absorption rate of: 4.1 months&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What does that mean?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let's say that not another house went on the market.&amp;nbsp; How long would it take to sell the existing inventory?&amp;nbsp; Only 4.1 months....&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Rule of thumb:&lt;/p&gt;
&lt;p&gt;A &amp;lsquo;normal' real estate market (if there is such a thing) has an absorption rate of 6%&lt;/p&gt;
&lt;p&gt;When is it a buyers market?&amp;nbsp; When the absorption rate is over 6 %&lt;/p&gt;
&lt;p&gt;When is it a sellers market?&amp;nbsp; When the absorption rate is under 6%&amp;nbsp;&lt;/p&gt;
